(93-500) TO: FROM: The Project Review Committee reviewed. the. above mentioned parking lot plan Wednesday, July 7, 1993 and voted to approve the site plan with the condition that the dead end parking area, located adjacent to the northeast of the leasing office, be reconfiguredtorelocate the proposed entrance drive, relocate the four parking spaces in the front of the addition and replace any parking<spaces that are removed as part of the redesign. The following comments were also made by the various reviewing agents: ENGINEERING: A drainage development is required prior to any site work. Coordinate details with City Engineer David Pullen at (409) 764-3570. BUILDING: Show details of .the . proposed 8' fence to, be. located around the pool area. Coordinate building code requirements with Building Official Coy Perry at (409) 764-3741. ELECTRICAL: Coordinate electrica.l service with Electrical Operations Coordinator Tony Michalsky a t( 409)764~ 3660. PRCReport Redstone Apts Case #93-501 Page 2 PLANNING: Submit some form of >assurance that the proposed' facilities will be utilized by apartment residents only. Coordinate details with Staff Planner Sabine Kuenzel at (409) 764-3570. The entire apartment complex. is under a non-conforming status based on the parking shortage of approximately 120 spaces. The Zoning Board of Adjustment has granted a special exception to allow the expansion; however, any parking spaces that are removed as, a result of the addition, must be replaced elsewhere on the site. Relocate the dumpster shown north,'of the proposed addition, near building 10, to the landscape island nearest bl.lilding 19. The dumpster must be screened on three sides. Coordinate details with Sanitation Superintendent Jim Smith at (409) 764-3660. Close the. existing curb cut in front of the proposed building and turn this area into a landscaped lawn. Create a new drive entrance to the east of the existing drive. WATER: Show all existing utilities and fire hydrant locations within this immediate area. Coordinate. specific locations with Engineering Assistant. Samantha Smith at (409) 764-3660. Building in the private access easement can be done only if lot 5 retains access to the parking.
