had talked to david olkosser (owner)
and thot they intend to finish the
requested work.
i told her that it looked to' me like
they were almost there. we discussed
an olternote location for the big metal
storage container and this morning i
got her in touch withdovid maore to
see if it could be placed closer them
15' to an oportment bldg.
once they move the container, they
still need restripe obout 8 spaces ond
to relocate one dumpster.

RE: CODE VIOLATION REDSTONE APARTMENTS REMODELING PROJECT
Dear Sirs:
Weare writing to ' notify you that. you ' are in' violation of both Ordinance No. , 1638, the Zoning Ordinance of the
City of College Station, and No. 19J9, the College Station Building Code_ The Building Code requires that a
Certificate of Occupancy is obtained before a building is occupied. The Zoning Ordinance requires site plan
approval before any developnlent activity. Although a site plan for this project was approved, the work required as
a condition of site plan approval has not been completed_ The expansion \vas.alsoconditioned on the addition of
parking to result in no net loss ,.of spaces \vhen the expansion approval" \vasgranted by the Zoning Board of
Adjustlllent. 'As of this time, the building that was pennitted under Building Permit No_ 9401053 'does'not have a
Certificate of Occupancy (C.O_)_ Iris our understanding that the building is nonetheless currently occupied.
A Certificate of Occupancy ,cannot be 'issued until all City 'Ordinances have been met., As a condition of the
building permit., all site changes luust, be completed. The Zoning Official "as well as ,the Building 'Official must
sign off on a C.O_ ,In this case, the Zoning Official is unable to sign off on the zoning portion of the CoO. until the
following work has been completed:
1. The parking that was taken up during thereconfiguration of the front parking area
must be replaced_ The ,approved site plan shows 13 additional parking spaces to be ,constructed
in the frontarea and/between buildings 10 and 19 (per Section 9.2 of Ordinance No. 1938, the
Zoning Ordinance of the City of College Station and per Zoning Board action_)

with screening and 12'X 12'pads (per Section lO_2H of the Zoning Ordinance of the City of

At this point, you have two. options:
1. Until aC.O.hasbeenissued, vacate the building immediately and make the
improvements listed above_
2_ 'ObtainaTemporary C.O.bysigningaTemporaryC.O. agreement (to be prepared by
the City's Legal Department) that ensures the work will be done within a reasonable time frame
and that financially guarantees the,work_
It is my.understandingthattheapartIl1entstaffis underthe.iIupressionthataC.O. has been, issued. As this is not
the case, the building should not be occupied. If no C.O_ or Temporary C.O. has been issued by Monday,
December 19, 1994, the building must be vacated until ap~rlnanent C_O.can be issued_ If actions are not taken in
accordance with thisJetter,wewillcite you each ,daythatit is not ill compliance_ A Zoning Ordinance violation is
considered a separate offense for each day of violation, and each offense could cost up to $2000.00 a day, with a
IniniIl1Ulll fineof$25_00a day_
