(93- 419)~ A PresubmissionConference was held Wednesday,. September 22, 1993 to discuss the above mentioned parking . lot plan. City. Engineer David Pullen moved to approve the parking lot plan with the following conditions: CONDITIONS OF APPROVAL: Distinguish between office space, warehouse, and any areas open to the general publican the drawing of the existing building in order to determine parking requirements. Show the square footages and parking required for each in the parking legend. If this configuration or square footage changes, a revised site plan will be required to meet current ordinance requirements. Show zoning of adjacent properties. Fire 1anes must be. established in the parking lot no further than 150' from the furthest point of the building. Relocate the dumpster so that it is not visible .from any public rights-of-way and screened under current ordinance requirements. Coordinate details with Sanitation Superintendent Jim Smith at (409) 764-3660 and Staff Planner Sabine Kuenzel at (409) 764-3570. Show the water meter size and location. Attach water demands and sanitary sewer loadings to the site plan. Redistribute landscaping so that there is reasonable dispersal of vegetation throughout the site. The proposed phase line must be at least 20' away from the developed area. Shared access is required between the 1.00 acre subject property and the C-1 commercial strip to the west. An access easement will be required at the time of final plat. Coordinate details with Staff Planner Kuenzel at (409) 764-3570. Resolve the question of the storm water. control area proposed with this development. Coordinate details with City Engineer David Pullen at (409) 764- 3570. Staff Planner Kuenzel seconded the motion of approval which passed unopposed (3 - 0). The following comments were made by the various reviewing agents: COMMENTS/CONCERNS: The current parking lot layout should consider possible additions to the site and problems associated with fire protection coverage. Coordinate details with Fire Marshal George Spain at (409) 764-3705. If there. is any outside storage, a revised site plan must be submitted with proposed screening along Barron Road. The existing overhead electrical lines. may be required to be buried. Coordinate requirements with Electrical Operations Coordinator Tony Michalsky at (409) 764-3660. Provide two. 2" conduits to the .existing building from the Barron Road right-of- way to terminate on the outside of the building for telephone service. If the electrical lines are not located underground, telephone service can be served overhead. Coordinate details with G.T.E. Representative Laverne Al{in at (409) 821-4723. SUBMIT 3 COPIES OF CONSTRUCTION DOCUMENTS WITH THE RE'VISED SITE PLAN ATTACHED AND 4 COPIES OF THE REVISED SITE PLAN ONLY TO CONTINUE WITH PHASE TWO OF THE BUILDING PERMIT PROCESS.
