SUBJECT: Parking Lot Plan: Victoria Bank & Trust (93-418) to
be located on part of Tract F, Ponderosa ace
Section Two subdivision at the northeast corner of
the intersection of Rock Prairie Road and Longmire.
The Project Review Committee met on Wednesday, September 1,
1993, to consider the subject parking lot plan for compliance
with Zoning Ordinance and College Station Code of Ordinance
requirements9 City Engineer David Pullen made a motion, which
passed unanimously, to approve the plan submitted with the
following conditions:
Increase the drive raOlUS on Rock Prairie Road to a
minimum of 20 feet, with a recommendation of 25 feet.
Relocate the dumpster to ovide screeing and access.
Coordinate d ails with Public Services/Sanitation. A
possibilelocation was identified as off the side of the
drive hru exit. Gates are not allowed.
Fire Lanes must be shown on site plan as required by City
ord i nances' .

Locate a Fire Hydrant in an easement as designated by the
Fire Marshal (within 300 feet of all parts of all
buildings as the hose lays from the truck).

Contact Lone ar Gas Co. for location of existing lines prior
to any excavation. l"here is a 6" poly gas main parallel to
Rock Prairie Road, a 4ft parallel to Longmire and a 2ft 1n the
10' easement along the northern property line.
A Drainage Development Permit is required prior to any
earthwork.
Coordinate electrical easement, poles and guy relocations
with the Electric Division.
Place a 3" PVC conduit with electric and telephone servi(~e
into the building for any future needs.
Dian Craig of azos Beautiful expressed her appreciation to
the developer/architect for including crepe myrtles around the
perimeter of this project.
Signs will be permitted separately from the building.
