The Project Review i Committee met on Wednesday, June 16, 1993 to discuss the above
mentioned parking... lot plan. Staff reviewed a revised.. drawing of the. site plan responding to the
comments made at the COlllmittee meeting on June 9, 1993. The following comnlents were
made by the various reviewing agents:
FIRE:
Show fire lanes as required by. current ordinance. Coordinate details with Fire Inspector
George Spain.at .(409) ..764-3705.

ENGINEERING:
A drainage development permit is required prior to. any site work. Coordinate details
with City Engineer David Pullen at (409)764-3570.
A Texas ,Department of Transportation permit is'required prior to any work in the right-
of-way. ' ,
PLANNING:
The proposed dumpster location is still not acceptable. The location must not be visible
from Cooner Street or Texas Avenue and the proposed gates are not acceptable.
Coordinate details and screening requirements with Sanitation Superintendent Jim Smith
at (4,09) 764..3690.
Staff will review the proposed second curb cut to determine if, it meets current ordinance
requirements. Coordinate details with Transportation Planner Ed Hard at (409) 764-3570.
The sign shown on the site plan will need to be permitted separately.
Staff will review ,the revised landscaping ,plan to, determine, if ,it meets current ordinance
requirements. Coordinate details with Mapping Specialist Nanette Manhart at (409) 764-
3570.
The landscaped islands where the existing post oak trees are to be preserved, should be
larger in order to increase the chances of the tree's survival. If the applicant does not
intend to make further attempts to save the existing trees, they should consider removing
prior to. construction and planing new: trees.
All parking islands must be a minimum of 360 square feet. The parking island near the
entrance drive closest to Texas Avenue is inadequate.
As a part of the rezoning of lots 4 through 7 of the Cooner Addition (lots 4 and 5 are
part of this development), staff is recommending approval of the rezoning with the
condition that any of the four lots not sold for inclusion on the Super 8 Motel project be
replatted into a single "lot and any lots that become part of the Super ,8 Motel site, be
replattedand included in one large Jot. This rezoning is scheduled for ,Planning and
Zoning Commission consideration June 17, 1993 and for City Council consideration July 8,
1993. If ,this condition of approval is upheld ,by the City' Council, the replat must be
submitted for processing prior to the issuance of a building permit and a' certificate of
occupancy will not be issued until the replat is filed for record.
WATER/WASTE, WATER:
Coordinate the actual location of the existing water and sanitary sewer lines with
Engineering Assistant Samantha Smith at (409)764-3660.
Show 'the minimum and ,maximum water demands and sanitary sewer loading information
on the construction documents.
Suggested, that trees be located at least 10' and shrubs 5' from all water al1d sanitary
sewer maIns.
