SUBJECf: PARKING LOTPLAN- Wal Mart Expansion; proposed expansion of the
existing WalMartStore #1150 located at lS15 Brothers Boulevard.. (93-
410)
The Project Review Committee met on Wednesday, May 5, 1993 to discuss the above
mentioned parking lot plan. The following comments were made by the various
reviewing .agents:
PLANNING:
Submit . a landscaping plan in compliance with the current Zoning Ordinance.
Coordinate point requirements with Mapping Specialist Nanette Manhart at (409)
764-3570.
Submit screening details, size. and type of trash compactor. to be relocated near
Brothers . Boulevard. . The compactor must be screened .from all rights-of-way.
Add a screening wall on the two sides of the compactor to match the building.
Coordinate. size and type of trash compactor with Sanitation Superintendent Jim
Smith at (409)764-3690.
The parl(ing lot should be setbackS' from the property line. Show the setback
line on. the site plan.

ENGINEERING:
Assurethatthe.proposed water line to be located off of this property is .covered
with public utility easements .. and show the proposed line on. the. site plan.
Coordinate requirements with City Engineer David Pullen at (409) 764-357()'
There appears to be a storm sewer in the 40' drainagean<l utility easement which
simply stops. . Where does. the. storm sewer actually .end? .Supply infor:ma tion
regarding distances between utilities before a determination can be made
regarding..the proposal to replace a 40' easement. with a 28' easement.
A drainage. development permit is required prior to any site work. Coordinate
details with Assistant'to the City Engineer Veronica Morgan at (409) 764-3570.
ELECfRlCAL:
Show existing and proposed utilities including. any proposed relocations. The
developer is responsible for providing public utility easements to cover all lltilities
and for paying. thecostsassociated...withtherelocation. . Coordinate electrical
service and relocation with'Electrical Operations Coordinator Tony Michalsky at
(409) 764-3660.
Provide two 4" condui tsfor .. electrical service ~
G.T.E.:
Show.. existing .<and .proposedutilities including any proposed reloeations.
Telephone service lines will follow electrical lines and may need to be extended
to Brothers ..Boulevard. The developer . is responsible for paying the costs
associated with the relocation. Coordinate service details with G.T.E.
Representative Laverne Akin at (409) 821-4723.
Show proposed demarche point.
Provide two 3" conduits for telephone service lines.
BUILDING:
Coordinate second .electrical service to the existing building with Building ()fficial
Coy Perry at (409) 764.3741.
FIRE:
Relocate.theexisting fire hydrant on the south side of the building ]located
between the two proposed access drives off of Brothers Boulevard to tIle east
side of the most easterly . drive off. ofBrothersB.oulevard. .. . Add afire hydrant on
the west side of the most westerly drive off of Brothers Boulevard approximately
145' off of Brothers Boulevard. (See the attached drawing showing the proposed
fire hydrant location. ) Coordinate details with Fire Inspector George SIJain at
( 409 )764-3781.
Submit fire sprinkler plans and calculations with the building plans.

Show the existing water and sanitary sewer mains on the . landscaping plan. Water
and sanitary sewer lines should be approximately 10' away from trees and 5' away
from shrubs.
