SUBJECI': 'PARKING LOT PLAN -Post Oak Square; proposed . redevelopment of an
existing shopping center locatedalqng.the south side of Harvey Road just 'west of
Post Oak Mall. (93-409)
The Project Review Committee met on . Wednesday, April 21, 1993 to discuss the above
mentioned parking. lot plan. The following . comments were made by the various reviewing
agents:
WATERlWASTEWATER:
Specify that adjusted waterlines are public and that adjusted sanitary sewer liJles are
private.
Show sanitary sewer service to the ToysR Us building.
Submit..construction doculllentsfor the water line. lowering and fire hydrant relocation.
FIRE:
Coordinate fire lane and hydrant locations with Fire Inspector George Spain at (409)
764-3781.

PLANNING:
Suggested that 900 parking be used to provide better circulation in thenewparkhlgarea
east .0ftheToysR. Us.
Make the. following. additions. to the landscape plan:
provide caliper or. gallon sizes. in the legend; and,
a note stating, "Any area disturbed during construction, including rights-
of-way or adjacent property, shall be seeded> or sodded with perennial
turf grass. All areas not otherwise. . built, paved or landscaped .shall be
seededor..sodded with perennial turf grass."
Replace the existing dumpster pad located in the northwest corner of the site, behind
the existing5~994square foot building, with. a screened enclosure. for. three 400 gallon
automated. containers.
Eachleas~ space included in the existing building along the west side of the property
should...havea..90 or 400 gallon automated container.. in the alley.. A...5' . wide scree][l fence
should be installed to screen the containers from Highway 30.
Provide details for the "curb to be removed to allow for dumpster access" for the
proposed. container near Cavender's. . This site should. be screened on three sides to not
be visible from Highway 30. (Expressed concern/about the wide turn approach to this
dumpster and the steepness of the slope down to the mall parking lot.)

Coordinate drainage development permit and erosion control plans. with City Engineer
David Pullen at (409) 764-3570.
