SUBJEcr: PARKlNGLOT PLAN -Weinerschnitzel;proposed restaurant to be located on
lot 4-FofBlock 15 in the Southwood Plaza Phase II Subdivision, north of the
Albertsons site. .(93-408)
The Project Review Committee met on ..Wednesday, April 21,1993 to discuss the above
mentioned parking .lot plan. The following comments . were made .by the various reviewing
agents:
W ATERlWASTEWATER:
Provide construction documents for the proposed ...firehydrant and water line to service
the hydrant. Public utility easements..mustbe dedicated to .cover both the hydrant. and
water line. Suggested thededicatioll of a temporary blanket easement to cover the
entire site until after construction is complete. ..At that time, all necessary easements can
be dedicated and the blanket easement removed.
Show the proposed water meter. Submit minimum and maximum water demands to
Operations Manager Dean Sharp at (409)764-3660.
Submit sanitary sewer demands to Operations Manager Lawrence Carter at (409) 764-
3660.

PlANNING:
Suggested .thattheparking .. island. in the southwest corner be expanded to include the
necessary utilities, landscaping . and dumpster. The dumpster must .be . screened from all
public rights-of-way. Gates cannot be placed in front of the container. Currently, there
are nine additional parking spaces on the plan, some of which.can be incorporated in
the island to allow> expansion. . The dumpster may also be angled differently in its
current location .and be workable.
Submitinfor1l1ationpertaining to..the . flag ..that is to. hang. on the proposed ..flag pole. If
it is apolitical.. flag, there are not . restrictions.. If it is a. corporate flag, it cannot exceed
40' in height and 100 total square feet; however, this would be the only flag allowed for
the entire building plot including the..Albertsons. site and associated out parcels.
Planning staff has previously contacted Bob Richardson with the Texas Department of
Transportation;and/the City and TxDOTagree that the>frontage road does not need to
be continued in this area. from Longmire to the Walmart entrance.
Review. the location. of vegetation shown on the landscaping plan with respect to the
water.line. If possible, keep trees approximately 10' away from any water lin'e.
Add a note stating, "Any area disturbed during construction, including rights-of-way or
adJacent property,. shall be seeded..or..sodded. with . perennial . turf grass.. All areas not
otherwise built, paved. or landscaped' shall be seeded or sodded with ..perennial turf
grass."
ELECfRICAL:
The proposed . transformer · to. be located in . the parking island. in. the. southwest.. corner
can be . relocated within the same general area as long as it is placed away from the
existing manhole and service lines. . Coordinate details with Electrical Operations
Coordinator Tony.Michalsky at (409).764..3660.
Provide a 10'. public utility easement..to cover the proposed transformer and service to
the building.
Submit a letter.. requesting underground electrical. service agreeing to pay the associated
costs.
Suggested that the proposed transformer to be located in the southwest corner of the
property. be<screened frornall rights of way.
FIRE:
Fire lanes... must.. be...... marked.... appropriately ....and. enter . and .exit onto a roadway.
Coordinate location ...andmarking' requirements. with · Fire Inspector George Spain at
(409) ..764-3781.
Show fire hydrant locations.... A fire hydrant must be located within 300' of any portion
of the building.as the. hose lays.
Submitvellf hood plans along with building plans to. he reviewed and approved prior to
issuance of a permit. Testing is also required prior to.. issuance of a certificate of
occupancy.

ENGINEERING:
Coordinate drainage . development permit requirements with City.Engineer David Pullen
at (409) 764-3570. Show how this site coincides with the Albertsons site.
G.T.E.:
Provide two 2" conduits from the.. 40' utility easement to the building. Coordinate
telephone service withG.T.E. Representative Laverne . Akin at (409) 821-4723.
TeA CABLE:
Provide one.. 2"conduit.. from the electrical transformer. to the .building for future
communication needs. Coordinate details with TCA Cable Representative Mike
Lavender at (409) 846-2044.
LONE STAR GAS:
Coordinate g~s service with Lone Stat Gas Representative Kean Register at (409) 776-
0727.
SUBMIT 4 .....COMPLETESETSOF CONSTRUCTION DOCUMENTS WITH THE . REVISED
SITE PLAN ATTACHED ...AND 3 ADDITIONAL SITE PLANS TO CONTINUE WITH
PHASE... II. OF THE BUILDING PERMIT PROCESS.
