PARKINGLOT.PLAN- Kolkhorst Exxon; service station to be located at the
former <Shell location at 425 South Texas Avenue on the northeast corner of
University Drive and Texas Avenue. (93-407V
The Project Review Committee met on Wednesday,. March . 31, 1993 to . discuss the above
mentioned parking lot plan. The following comments were made by the. various. reviewing
agents:
FIRE:
Note <the distance to. the . nearest fire hydrant. . The furthest point of the building must
be within 300' of an accessible fire hydrant. .. If a. new fire hydrant is needed, plans must
be prepared.. and submitted bya registered. engineer and included in a public utility
easement.
Coordinate testing of the new tanks and lines with Fire Inspector George Spain at (409)
764-3781.

PIANNING:
The proposed 36'<wide driveway are allowed under the. ordinance; however,
accommodating three lanes of traffic at . each curb cut may. not be. necessary for this
particular site.
The dumpster ...location is not acceptable. Coordinate relocation with . Senior Planner
JaneKee at (409) 764~3570.
Provide a landscape plan either on a separate sheet or on the site plan depending on
legibility.
Add .a parking legend noting the square footage of the building, the parking requirement
by ordinance and. the parking provided.
Consider including the 4' parking strip with the end island to provide more green area
especially if the. dumpster.. is .to be relocated .to this .island.
Show zoning of abutting property.
WATBR/WASTB WATER:

(409) 764-3660 to. determine if the existing water meter .can be used.
Suqmit sanitary sewer loading and coordinate the . demolition of the sanitary sewer
service with Opera tionsManager Lawrence. Carter. at (409}.764-3660.
Show existing water and sanitary sewer mains and their sizes.
Show proposed tie in to the sanitary sewer main and label as private.
ELECfRlCAL:
This site ",ill be served by .undergrounduriIities. Submit.a . letter requesting service. and

electrical . layout ..design and details with. Electrical Operations Coordinator Tony

Suggested that the transformer be · screened from. all rights-of-way.
The meter location will. be on the building.
BUll.DING:
Provide an outside electrical disconnect.
Show handicap ram pdetails. Coordinate requirements with Building Official Coy Perry

ENGINEERING:
Coordinate existing and proposed drainage plans and development. permit requirements
with Assistant to the City Engineer Veronica Morgan at (409) 764-3570.
Obtain a Texas Highway D~partmentpermitprior to any site work done in the state
right-of-way. . Show the driveways that are to be removed and all other work to be done
in the . right-of-way.
Sidewalks are requested along University Drive. and Texas Avenue. The sidewalks will
be beneficial to the. proposed pedestrian crossing at this intersection.
Dimension the minimum driving widths from the proposed curbing of the gasoline
dispensers and the curbing around.. the front landscaped area.
Provide curb and pavement. details.
The base of the former pylon sign for this location. is acceptable to. be used as a 6" curb.
If the base does not function . like a 6" curb, one will be required.
Suggested alternative to new fire hydrant. If an easement can be obtained from Nations
Bank,. . the cost. of modifying.. their hydrant to serve both sides may be lower than
extending the water line to meet a new hydrant.
G.T.E.:
Provide two 4" conduits at a 2' vertical separation from the proposed underground
electrical lines.
Coordinate the pole relocation and telephone service layout with G.T.E. Representative
Laverne Akin at (409) 821-4723.
T.C.A CABLE:
Provide a 2"conduit at a 2' vertical separation from the proposed underground electrical
lines. Coordinate details with T.C.A. Cable Representative Mike Lavender at (409) 846-
2044.
LONE STAR GAS:
Coordinate demolition with Lone Star Gas Representative Mike Brune at (409) 776-
0578.
SUBMIT.l3 COPIES OF THE REVISED SITE PLAN BY THURSDAY, APRIL .15, 1993 TO
BE INCLUDED IN THE PACKETS OF THE ZONING BOARD OF ADJUSTMENT FOR
CONSIDERATION OF THE VARIANCE REQUESTS ON TUESDAY, APRIL 20, 1993. IF
THE VARIANCES ARE AUTHORIZED, SUBMIT 4 COPIES OF COMPLETE BUILDING
DOCUMENTS WITH THE REVISED SITE PLAN AlTACHED AND 3 ADDITIONAL
COPIES OF THE REVISED <SITE PLAN ONLY TO CONTINUE WITH PHASE II OF THE
BUILDING PERMIT PROCESS. IF THE. VARIANCES ARE NOT AUTHORIZED, ,
SUBMIT 13 COPIES OF THE REVISED SITE PLAN FOR FURTHER REVIEW AND
APPROVAL.
