Storage Buildings; to be located on an 0.926 acre tract, lot 17 of block 1 in the Regency Square Subdivision. (93-401) The. Project . Review Committee met on. Wednesday, January 27, 1993 to.discuss the above mentioned parking lot plan. The following comments were made by the various reviewing agents: P &.Z .REPRESENTATIVE: Expressed ..concern. for the need.. of a. trash. receptacle at this. site . primarily because of the nature of the business. Ifareceptacle is Dot available, there may be trash .left elsewhere on the site or on a neighboring site. The Committee agreed to allow . the applicant to operate . without a rece.ptacle . at this time; however,. staff has the discretion to require .a receptacleata.later. date. Inspector George Spain at (409) 764-3781. Expressed concern with the turning radius of the. rear COTner along the southwest property line . with regard to the emergency vehicle maneuverability. Place a no parking sign. at the entrance of the site to prohibit parking in the fire lanes. Fire hydrants must be installed and operable prior to any combustibles being storedon..site. BUILDING: All storagebuildingsimustbe separated bya. two hour fire wall of equal portions. Coordinate details with Building Official Coy Perry at (409) 764-3741. WATERlWASTEWATER: Distinguish between public and private water and sanitary sewer lines and indicate size. Show all utility easements on · the site plan. This site will be. serviced by underground. utilities. The . developer is responsible for paying . the. cost differential between overhead and underground service. The electrical department prefers that service be provided from the back of the building. Utility easements will neeq to be obtail1ed to cover utilities along the west side of the property. . .The electrical department will research to see if an easement was dedicated to .cover the existing utilities along the east. side of the property; if not, an easement will need to be dedicated.
