The . Project Review Committee met on Wedne.sday, January 21, 1993 to discuss. the
above mentioned parking lot plan. The following comments' were made by the various
reviewing agents:
PLANNING:
The. existing driveway entrance to the temporary office buildings must be closed
within 60 days after the issuance of a certificate of occupancy for the proposed
clini c.
The proposed sign to be attached to the retaining wall must meet the sign
requirenlents listed In the University. Drive Overlay Corridor in the Zoning
Ordinance.
BUILDING:
Indicatewherehal1dicap parking signs will be located. Coordinate requirements
with Building Official Coy Perry at (409) 764-3741.

FIRE:
All fire . lanes must be marked in accordance with the fire lane ordinance.
Coordinate requirements with Fire Inspector George Spain at (409)764-3781.
There, must ,be at least a 20' all weather, surface drive at the entrance and
throughout the complex during construction. Coordinate the requirements for an
all weather surface with Assistant to the City Engineer Veronica Morgan at (409)
764-3570.
Fire hydrants.mustbe. installed and operable prior to combustibles being stored
on, site.
Remove the fire hydrant that appears to be located inside the building.
The curbing to be located along the .. entrance of the. grasscrete fire department
drive should lay down so that fire department trucks >do.not have to jump a
raised curb. Coordinate curb details. with Assistant to the City Engineer Veronica
Morgan at (4090764-3570.
Place a sign at the entrance of the grasscrete fire department drive that states,
"Fire Department Use' Only".
The turnaround.leg.of the grasscrete.fire. entrance to be located off of University
Drive could be. reduced . by 10'. Coordinate · variance proceedings to the
turnaround requirements with Building Technician Susan Cole at (409) 764-3570.
Sprinkler plans should' be included with the building construction documents.
WATER/WASTEWATER:
Label the' private sanitary sewer lines and water vault.
Submit water meter size and type.
Submit minimum, ll1aximumand average daily water and sanitary sewer flows.
Show all, public water ,and ' sanitary. sewer lines on the landscape plan.
Correct the sizing on the private sanitary sewer line. (Sizing is either 6" or 8")
Coordinate a ..l11eeting with Engin~ering .A&sistant Samantha Smith to discuss
construction document details at (409) 764-3660.
PUBLIC SERVICES:
A sep~ratecontainer \\Till be required to be placed next to .the proposed dumpster
for medical waste. only. Coordinate service details with Sanitation Superintendent
Jim Smith at (409) 764..3690.

ENGINEERING:
A drainage . development pe J:1l1it is required prior to any site . work.. Coordinate
permit details with Project Engineer Deborah Keating at (409)764-3570.
Easements will be. required to. coverall public utilities and appurtenances. Said
easements can initially be dedicated through a blanket easement that expires
UP()U the filing of an easement dedication plat. Coordinate. requirements with
Assistant to the City Engineer Veronica Morgan' at (409).764-3570.
The detention ponds near the East ByPass needs to be attractive and vegetation
established within 60 days of construction.
Submit construction plans for the detention ponds showing the cross-sections,
materials, etc.
Submit details on the area where the pond connects to the existing culvert.
Submit details for outlet structures associated with the ponds.
The proposed . pavement system. must. be equivalent to or exceed the traffic
support' strength of a residential street pavement.
ELECI'RICAL:
Submit load data and a letter requestil1gunderground utilities agreeing to pay the
cost differential between overhead, and 'underground utilities.
Coordinate. service details. and the proposed back..up loop .system with Electrical
Operations Coordinator Tony Michalsky at (409) 764-3660.
Metering for this site will be on the transformer.
G.T.E.:
Coordinate telephone service and submit a set a construction documents to
G.T.E. .Representative Laverne Akin at (409)821-472.3.
Provide two 4"conduits from the' public. utility easement. to. the termination room.
TCACABLE:
Provide a 2Hconduit from the public utility easement to the termination room.
Coordinate service. details with TCACable Repres.entative Mike Lavender at
(409)846.. 2044.
SUBMIT 4 COPIES' O~.., COMPLETE CONSTRUCTION DOCUMENTS WITH THE
REVISED SITE . PLAN ATTACHED AND 3 ADDITIONAL COPIES OF THE
REVISED SITE, PLAN,' ONLY TO', CONTINUE WITH PHASE II OF THE
BUILDING PERMIT PROCESS.
