There is some concern regarding sewer capacity in the 21P' sewer line. The applicant is working with staff to '~ flow monitor the line to assure. adequate capacity. - Traffic; Existing roadways. are adequate to handle the proposed developments. There is na need for a dece eration lane nor for continuation of ..the alley along the rear. The alley would be a convenience for the businesses but is not necessary for, City operations. The applicant presenting the plat is opposed to continuation of the alley. Drainage; No impact.: This development is located adjacent to Carter.Creek and will flow directly into the creek. t a 0 I0 STAFF COMMENTS REC MMENDAT N Staff recommends approval .with the following: With regard. o the continuation of the public alley in the rear of the property, staff concurs with the impact studies with the condition that a a cul-de-sac or other acceptable termination of the existing public alley be made at the rear of the Cinemark property.
