Hershel Lindly of Schrickel Rollins & Associates approached the Commission and explained the current trend of develo in industrial parks in a park type atmosphere. Such a facility would provide a place for p g industry, offices and other businesses that are no presently available. The Texas A~iM Research Park is an extremel hi h ualit facili ;however, it is limited to research industries only. Mr. Lindly explained y g q , y ~' ~~ that ultimatel there will' be an association that will own the open space to be developed and maintained. y ~~ The amenities shown will robably not be complete until: the last property is developed v~ithin the park. ~~ p .. He concluded that the engineer for the project, Larry Stone is also present and is willing. to answer any uestions pertaining to the proposal... q Director of Develo merit Services Ash :approached the Commission. and stated that he is the project p manager of this proposed Business Center and offered to answer any questions. i Commissioner Gribou questioned staff as to the proposed separation between this development and the ~~ abuttin residential development. ~~ f Mr. Ash ex lamed that: the city is currently involved in negotiations with the developer of Pebble Creek to discuss trading of certain property rn this area that may, include more property ..along the Bypass. The actual bounda of the subject .:property is rectangular rn shape; however,. the :plan shows a different ~' , configuration where the development would abut residential development to allow for more of a natural ve etatve buffer. Business Park to Pebble Creek Business Center. Develo merit Services Director Ash stated that the name Pebble Creek: Business. Center was placed on p , F the plan by the consultants and will be considered by the City Council.. F; EI '~ Commissioner Marott moved to recommend approval of the master preliminary plat and master develo merit lan for the Pebble Creek Business Center with all. staff :recommendations..
