Boulevard.
Sewer: Sewer is provided tca the site through a l~" pipe.. at .the southeast corner.
The 0.5 MAD Lick Creek wastewater Treatment Plant will serve this area.

IMPAC'~ STUDIES
Water & SeweY• The impact study on the water system recommended the following:
The 18" main along Marsh Boulevard shou~ d be extended through the site
Replace the existing water line ak~.n~ SH6 with an 8" line acrass the frontage of
the Business Centre
With these ir~prc~~em~nts, the Business Centre does riot adversely a f fect the water
distrlbutian syste~ in the area,
The impact study,..for the sewer shows that the Business Centre will flaw into the existing
12" line ~t the southeast corner of the property. This line has thee.. capacity to service the
buildout of the Business Centre however the Lick Creek Wastewater Treatment Plant will
have to be expanded, as Phase ~ develops.
Traffic; The TIA indicates that the street system proposed in the Business Centre can
accommodate the projected traffic. The study did, however, express concern for the
l~.rgely undefined arterial street system tc~ :accommodate future development of the
southern. part of Brazes County and Cc~lle~e Station. It noted that the SH6/GreensPrairie
Rd. interchange could became congested if the pebble Creek Suhdivisic~n and Business
Park fully develop and further development of the external roadway system is nc~t in
place.
The study also noted a potential problem if the frontage roads are converted to one-wa
. ~ ~
oper~.tlon before a grade separation is provided at the new east-west arterial. This would
make Marsh/Spearman the: main entrance to the park Ind the planned. major entrance on
the front7ge road the primary .exit from the park.
Drainage; The Business Centre.-site area will drain into the 7 retention/detention ponds
located in the internal cc:~mmc~n area. These ponds will function to control the 100 year
storm event sca that there is nc7 increased runoffleavng this site area.
