piece in the middle of platted areas; this plat will resolve that situation. Phases 3A and 3Bconsist of
102-R-l..lotsand are in accordance\vith the preliminary plats previously approved for these phases.
These plats are inaccordancewiththeCity()f College Station thoroughfare and comprehensive
plans. The Planning and Zoning Commission heard this item on October 7, 1993, and all three plats
passed unanimously.

SUBJECT: Final Flat - Pebble. Creek Ph.ase. 3-A; approximately 19.57 acres. divided
into 52 single< family lots generally located west of Pebble Creek Parkway,
south of Gre.ens Prairie Road and east of State Highway 6. (93-233)
A .PresubmissionConference was held Wednesday, Septemper 22,1993 to discuss the
abovementioned final plat. . The. various reviewing agents identified no problems with
the plat .as submitted and recommended approval. Staff will inform the applicant of the
best.way. to . proceed considering that. the plat does not conform exactly to the zoning
district boundary established previously. It maybe necessary to go through a rezoning
process. If so, the. plat can be filed once a rezoning . application is received.
THE FINAL PLAT WILL BE CONSIDERED BY THE .PLANNING AND ZONING
COMMISSION ON THlJRSDAY,OCTOBER 7, 1993 AND THE CITY COUNCIL
