proposed extension of Rock Prairie Road.
Drainage: Drainage from this property is toward Victoria Avenue, with a small
portion of the. site qraining toward the southwest corner of Devonshire Phase I.

Oversize Request: The storm sewer in Victoria will need to be. oversized to
accommodate the increase in runoff due to development of this tract. N o other oversize
is anticipated.
Proposed Public Improvements: Public improvements include the construction of
Shire Drive and Mustang Lane, all associated drainage, water and sewer facilities to
accommodateall'lots and sidewalk facilities along Victoria Avenue and Shire Drive.
Theconstructionc)fRockPrairie Road, sidewalks and associated drainage facilities are
being constructed by the same developer out under an existing development agreement

for another subdivision. Timing will most likely coincide with the construction of this
Phase Two.
Easement Dedications: Asshown on the plat.
Sidewalks: Sidewalks are required by ordinance on one side of Shire Drive.
Phase One. was approved with a sidewalk along Victoria. The construction of this walk
will be done with the Victoria proJect. Developer will be required to guarantee this
construction prior to the filing of this final plat . for Phase Two.
STAFF COMMENTS I RECOMMENDATIONS
This plat is consistent with conceptual plans submitted by the developer at the time the Master
Preliminary Platthatwas presented and approved by the City.
