The following water and sanitary sewer ...c'onflictsmust be resolved prior to the filing of
the plat:
_ Water service must be provided to lots 16, 24 and 26;
_Sewer service lllustbeprovided to lot 25;
Additional sewer . services lllust be ended to lots 19,22 and 32; and
Additional water services lllust be ended to lots 18,20, 28, 30, 38 and 40.
Suggested that the applicant submit a utility relocation plan.
PLANNING:
Relllove the 20'. rear setback line on the lots along Azalea and Camelia. Tl:1e private
access easement can be reduced to 20'.
The. access drive sh.own at Cypress. and Southwest Parkway is not acceptable.
Coordinatenlinimulll ordinance requirements with Transportation Planner Ed Hard at
(409) 764-3570.
As part of the recently adop'ted StreetscapePlan, there are certain plantings that are
required along Southwest Parkway. Coordinate details with City Planner Jane Kee at
(409) 764-3570. The landscaping must be installed or guaranteed prior to the filing of
the plat for record. (See the enclosed excerpt from theStreetscape Study.)
ENGINEERING:
A sidewalk is required Cllong Cypress Drive from Colgate to Southwest Parkway. The
sidewalk must be built or guaranteed prior to the filing of the plat for record.
Coordinate details with City Engineer David Pullen at (409) 764-3570.
G.T.E.:
Show existing . utilities. in the utility ~aselllentalong the southeast property line. All
telephone servicewillcollle from the rear of the lots.
The 20' public utilityeasell1ent along Southwest parkway will haye to be utilized for
buried utilities. Conduit may have to be placed by the developer.
A utility easelnent is required along Colgate on lots 1 through 15.
Coordinate underground utility placement in the 30' pllblicutility and private access
easement with G.T.E. ,Representative Laverne Akin at (409) 821-4723.
