Morgan presented the staff report and recommended approval of the final pIa t as presented. The final plat conforms .to the approved preliminary plat. The area is reflected as medium density residential on the land use plan, with. no collectors or arterials through the property as shown on the Thoroughfare Plan. Due to the size of this development, the applicant will be required to pay fees in lieu of parkland dedication. Fees are established at $225 per unit or a total of $8,325., These . fees have not yet been paid. .Sioewalkswill be requiredalongboth:Heatherwood Lane and Deacon Drive., Staff reviewed this plat at the Presubmission Conference on May 19, 1993. Staff has . issued an administrative decision regarding the size of the drainage easement necessary for. the detention pond at the rear of. lots 10, 23 and 24. . In that decision, the proposed 60' width is sufficient. Commissioner Hall. moved to recommend approval of the final plat of the ...Oakbrook Valley.Subdivision with staff recommendations. Staff reviewed this plat at a PresubmissionConferenceon June 9, 1993. Shared access will be researcheq:ancJ. discussed at the time of site plan review. The site plan must come before the Planning and Zoning 'Com.mission for final approval. Commissioner Herring moved. to recommend approval of the final plat for the Shenandoah Phase I Subdivision,.
