Sidewalks; Sidewalks are required by ordinance on one side of; Shire Drive and staff is
recommending that a sidewalk be placed along Mustang Lane if the developer acquires
.the 2.00 acre property on he corner of Rock Prairie. Road and .Victoria Avenue and
reconfigures Mustang into a loop .system instead of a cul-de-sac. Staff is also
recommending that a sidewalk be placed along Victoria. Although. the Victoria Avenue
right-of-way is outside the bounds'of this plat, the impacts of this subdivision warrant a
sidewalk along Victoria. This will be consistent with the plans for Victoria through the
Edelweiss Estates Subdivision.
STAFF COMMENTS I RECOMMENDATIONS
This is the first phase of -the Devonshire Subdivision. which is a single family subdivision
proposed at a density of approximately 3.5 dwelling units per acre. This development is
consistent with surrounding development and poses. no conflict with the City's development
policies or future land. use plan and complies with the proposed master plan. Staff recommends
approval with presubmissan conference comments and the inclusion of a sidewalk along
Victoria.
