ITEM SUMMARY : The preliminary plat for the development of 37 single
~! family lots. on this property was :approved by Council at the January 28, 1993
it :meeting. When at Council, it was noted that with the R-5 zoning it would still
be possible to developduplexand fourplex housing.
The applicant is requesting to rezone the property to R-1 in order that duplex
and fourplex housing will be prohibited by virtue of zoning as opposed to deed
restrictions. This change was suggested by Council at the 1/28 meeting.
The property is bound on the east side by existing single family development,
on`the west by' vacant commercial and on the north by vacant ETJ. Across
Deacon is the Fraternity Row Subdivision.
STAFF RECOMMENDATION: Staff recommends approval of-the. rezoning
request.
