CONDITIONAL USE PERMIT- Southwood Living Center, to allow a
nursing. home to be located at 1202 Rock Prairie R.oad adjacent and to the
west of Southwood Valley 26 Phase 11. (92-713)
FROM:
A Pre development Meeting was held Wednesday, November 4, 1992 to discuss the above
mentioned conditional.. use permit request. The following comments were made. by the various
reviewing agents:
ELECTRICAL:
If Southwood. Lane .is to. be a public street, current lighting standards must be met.
Coordinate details with Electrical Superintendent Ray Havens at (409) 764-3660.
Prefers that the junction box be located.Hcross from the transformer at a 900 angle
instead of what is proposed. Provide all necessary easements.
The developer is responsible for the conduit and the conductor from the transformer
to the building.
Provide an outside disconnect on the building.

FIRE:
Submit sprinkler plans with . building construction . documents.
The proposed fire hydrant to be located along Southwood. Lane must be approximately
6' -8' from the road.
The fire hydrant located across the drive in the rear. should be located on the opposite
side of the drive to be on the same side as the building.
Since the front turnaround drive will be the fire lane, the proposed canopy must
maintain.a 14' clearance. Coordinate requirements with Fire . Inspector George Spain
at (409) 764-3709.
Fire hydrants .illustbe installed and operable prior to combustibles being located on
site. Coordinate details with Fire Inspector George Spain at (409) 764-3709.
The kitchen must be protected by an extinguishing system.
ENGINEERING:
A drainage development.. permit is required prior to any site work. Coordinate
drainage plan submittal and permit requirements with Project Engineer Deborah
Keating at (409) 764-3570..
Submit constructiond.ocuments for all drainage facilities that are to be built as a part
of this development.
Place a note on. the site plan stating that the. contractor is responsible for erosion
control prevention during construction. . Any disturbed areas must be seeded or sodded
prior to issuance ofa Certificate of Occupancy.
A final plat, to include tract D to the west, must be submitted and approved by the
Planning and Zoning Commission and City Council to be filed for record in the Brazos
County Court House prior to issuanceofa building permit.
Required that. cross-access easements between this tract. the properties to the east and
west be established at this time and. shown on the final.. plat.
Determine if Southwood Lane will b~proposed as a public or private roadway and
dedicate. the necessary..easements as .apart of the final plat.
Submit construction do.cuments for all utility extensions. Documents should include the
proposed public sanitary sewer line to the property line.
The ordinance requires a 6" . concrete pavement as opposed to the 4" thickness shown
on the concrete drive details.

PLANNING:
Suggested that a shared access agreement be negotiated between this property and the
adjacent property to the east. The suggested cross-access should be placed behind the
existing. trees located between the two. developments.
Submit a landscaping plan.. on a sepa.rate sheet. To receive points for the existing
trees, they must be barricaded as .stated in the ordinance. Coordinate details with
Mapping Specialist Nanette Manhart at (409) 764-3570.
The dumpster must be screened from all rights-of-way.
If Southwood. Lane is to become a public roadway in. the future, the proposed access
points are. not. in. compliance with. the City's .current access ordinance. . Extend the
easement for this drive on the plat so as to provide access to the property located to
the north. Coordinate requirements with Senior Planner Jane Kee at (409) 764-3570.
WATERIW ASTEW ATER:
Distinguish between private and public sanitary sewer lines.
Locate all manholes.
Correct the arrow. pointing to the. property line on the .opposite side of Rock .Prairie
Road from this development to point to the water line as .noted.
G.T.E.:
Coordinate telephone service with G.T.E.Representative Laverne Akin at (409) 821-
4723.
LONE STAR GAS:
Continue the 20' public . utility easement along the rear of the property to. facilitate gas
service.
Submit load data and coordinate service with Lone Star Gas Representative Don
Fazzino at (409) 776-0627.
TCA CABLE:
Developer is responsible. for installing a 2fl .duct.from the .electrical service to run
adjacent to the . telephone service lines.. Coordinate requirements with TCA
Representative Mike Lavender at (409) 846-2044..
