701 University Drive east in the Chimney Hill. Shopping Center. (92~-710)
A Pre development Meeting was held Wednesday, July 22, 1992 to discuss trle above
mentioned conditional use permit request. The following comments were made by the various
reviewing agents:

and wheelchair ramps. may be required. ... (If additional. handicap parking. spaces and
wheelchair ramps are required; submit construction details for review and approval.)

Submit a floor plan of the proposed lease space> in .order to determine occupancy
limitations. (A general floor plan could be submitted prior to the Planning and Zoning
Commission. meeting scheduled for August 6, 1992 and a more detailed plan could be
submitted after a use permit is obtained in order to determine exact occupancy.)

Coordinate dumpster location and service details with Sanitation Superintendent Jim

FIRE:
Show fire hydrant locations. The proposed building must be within 300' of a fire
hydrant. as the hose lays. Coordinate details with Fire Marshal Bland Ellen at (409)
764-3705.
LONE STAR GAS:
There is .gas service. available to this site. Submit load requirements and coordinate
service with Lone. Star Gas Representative Don Fazzino at (409) 776-0627.
ENGINEERING:
A drainage development permit is not required as long as there are no exterior site
cb.apges other than additional handicap.ramps. If additional site .work iSi anticipated,
coordinate permit requirements with Project Engineer Deborah Keating at (409) 764-
3570.
PLANNING:

Subject lease .. space .. is located in the University Drive Overlay District which places
additional restrictions on the shopping center. Signage in this district is limited with
regard to color, size, lettering styles, etc. Coordinate future signageand exterior
modifications {including the color of the building) with Staff Planner Kuenzel at (409)
764-3570.

If existing water.. and sanitary sewer lines ..are not used, contact Operations Manager

POLICE:
There have been complaints in the past of trash being left in the Chimney Hill parking
lot by customers of the Sundance night club, located in the Hilton Hotel across Tarrow,
who would park in the shopping center . and . walk to the club.
