re: Request for Conditional Use Permit
The following is a reouest for the issuance of a.,Conditional Use
Permi t for Johnny E . Oates ~ an indi vidua.l~ dba~ The Cue.
The proposedlo,cation of, .TheCueis 103 Boyett Street t College
Station, Texas (zoning district CNG). The address above is shown
as number seven.(7) and eight (8),on the plat included.
Originally this was, two business locations addressed as 103 cind
105 Boyett Street. At sometime in the past a common wall lias
removed and these locations were combined as a single buildin.g.
The Cue willbe.a locally.owned~ family operated pool hall~
specalizing in time tabl.es. We project the hours of operati<:>n to
be from 11:00 AM,to 1:00 AM with approximately three (3)
employees per shift~ two (2) of which may be students.
In research.ingtheneed for a business of this type in the
College Station area we ~ound two (2) ,pool halls specalizing in
timetables on" Texas Aventietthereare none in the North Gate
area.\ All of the businesses 'in the North Gate area offering
pool~, have coin operated pool tables.
On a coin operated "table ~ the players rent the table onegam1e at
a time. The' winner keeps the table~ while the loser forfeit:s
their turn. to the next player. Acoin operated pool table dioes
not,lenditselfto becondusive for a couple~ or friends to :play
pool in an uninterrupted manner!;. without having to compete for
rotating turns. On'a."time table~ aellc.stomer rents the table for
an unlimited block of time, thereby limiting the turnover ra.te of
players~ enabling a couple or a group of friends to play
uninterrupted.
An establishment that offers coin operated pool tables require a
large number<ofcustomers twhile a pool hall that offers time
tables do not requires large' number of customers. The cust.omers
tha~ normally play on time tables will usually play several hours
at a time. We have anticipated.a customer load of approximately
forty (40) to (50) persons per night~ while the other businesses
in the ,area have a customer load. of several hundred per night.
We anticipate our customer base to'be derived from the spillover
from theseestabl ishments.. We. do not expect a great number of
customers from without the North Gate area.

We respectfully request that a conditional use permit be gran.ted
on the grounds> that:
1. There are no other businesses of this type in the North (;ate
area.
2. The customer base will be derived from persons that are
presently frequenting ,the North Gate area.
3. The vehicular traffic should,,'not be increased because of this
new business
4. The tax base of College Station will be enhanced by the
development of this business.
5. This businesswillem.ploy local people therbyassisting :in
the reduction of localized unemployment.
