Conditional use permits are granted by the Commission, subjectto appropriate
conditions and safeguards, when the Commission finds:
A. That the proposed use meets all the minimum standards established in the
Zoning Ordinance for this type of use;

The. P .R.C.reviewedthis project on January 29, 19Q2. The center provides
approximately 27 unstripedparking spaces. When the building ",as constructed, the
parking requirement was cal~ulated at one space per 300 square feet of retail space.

The Buildin~Official informed the ap{>licantthatthis proposaLis a . change. of USe from
mercantile to assembly and that two hour fire walls must therefore be provided. The

the lease space and. the<numberof parking spaces provided. .. If the occupancy. is limited
through the Conditional Use Permit, no additional fire walls will need to be installed.
Staff recommends approval of the project with the following conditions:
1. Striping of the lot
2. Limiting the occupancy to 13, which would be equivalent to the
church's share of the parking
