(See. sec. 14, Ordinance 1638) The P.R.C.reviewed this project on 1-22-92. Staff discussed the parking situation with the applicant. The propertyis zoned C-~G Northgate,whoseusesdo not have specific parking requirements. Instead, the Ordil1ance gives thePRCdiscretion to request additional parking be provided. In orde~ t() analyze the impacts of this use, however, staff looked at existing. parking requirelllents. for shopping centers in other parts . of the City. Using a ratio ofl space per 150 s~uare feet,the.centerisshortseven.spaces of its parking need. If this center was 10cated!!ipC-l, it would need to provide 32 parking spaces. 'Building. Official Coy Perry inspfcted the. parking lot before theP.R.C. meeting and determined that the lot provides 25: ~arking spaces. Theapplicantc()ntends that there has not been a parking problem at theq~!p.ter because its. proximity to call1pus draws pedestrian customers and because two o'fthe three other lease spaces are take-out in nature. The Building Code will restrict the number of occupants. for this lease space to 30 people, including instructors.. Planning e~pressed some concern regarding 'possible congestion due to overlapping hours.
