SUBJECf: SITE PLAN - Redstone Apartments proposed addition for. a leasing center
generally located on the northwest quadrant of the Barthelow Drive and
BrentwoodDrive intersection. (92-500)
The Project Review Committee reviewe'd, the above 'mentioned parking lot plan
Wednesday, July 8, 1992 and voted to deny the parking lot plan as submitted. The
following comments were made by the. various reviewing. agents:
ENGINEERING:
Concerned with parking . along Brentwood, that would result from the proposed
addition in conjunction with the lack of parking.
Applicant>should try alternative configuration that . would allow lot 5 both parking
and access.
A drainage development ,is required prior to . any site work. Coordinate
requirements with Project Engineer Deborah Keating at (409) 764-3570.

BUILDING:
If the proposed building is a Type Six structure as defined by the Southern
Standard Building <Code, the proposed assembly '.. room or club room is not
allowed on the se~ond floor. Any>meeting rooms mllS! be located on the first
floor. Coordinate building code requirements with Building Official Coy Perry at
(409) 764-3741.
Show details of the proposed 8' fence to be located around the pool area.
ELECTRICAL:
Coordinate electrical service with Electrical Operations Coordinator Tony
Michalsky at (409) 764-3660.
PLANNING:
Submit some form. of assurance that the proposed facilities will be utilized by
apartment residents only. Coordinate details with Senior Planner Jane Kee at
(409) 764-3570.
The proposed ,driveway throat length and parking lot configuration is not
acceptable.
The entire apartment complex is underdanon-conformingstatus based on . the
parking shortage. of approximately 120 spaces; no parking spaces can be lost.
The entire proposal will need approval by the Zoning Board of Adjustment
through a special exception request to expand a non-conforming use. Coordinate
variance request procedures with Staff Planner Sabine Kuenzel at {409} 764-3570.
WATER:
Show. all existing utilities and fire hydrant locations within this immediate area.
Coordinate specific locations with Engineering Assistant Samantha Smith at (409)
764-3660.
Submit increased water demands if a.nadditional water meter is needed to Water
Operations Manager Dean Sharp at (409) 764-3.660.
WASTEWATER:
Drainage of the. existing swimming pool cannot be connected to the wastewater
system. Coordinate details with Wastewater Operations Manager Lawrence
Carter at. (409} 764-3660.
LEGAL:
Show all existing easements. Building , in the private access easement can be, done
only if lot 5 retains access to the parking.

LONE STAR GAS:
Coordinate . gas service and · ..... sublllit load. requirements to Lone Star Gas
Representative Don Fazzino at (409)776-0.627.
SANITATION:
Coordinate dumpster location and trash pick-up with Sanitation Superintendent
Jim Smith at (409) 764-3690.. May need to .maintain circulation as is with two
curb openings onto Brentwood if sanitation trucks use this front area for pick-up.
GTE:
Coordinate telephone service with GTE Representative La Vern Akin at (409)
821-4723.
TCA CABLE:
Coordinate television cable service with TCA <Cable Representative Mike
Lavender at (409)846-2229.
SUBMIT 10 COPIES OF THE. REVISED SITE PLAN TO BE REVIEWED AND
APPROVED BY THE PROJECT REVIEW COMMITTEE BEFORE CONTINUING
WITH PHASE II OF THE BUILDINGP.ERMIT PROCESS.
