SUBJECf: PARKING LOT PLAN - Pebble Creek Maintenan.ce Building (92-425)
The Project Review Committee met on<Wednesday, November 25, 1992 to discuss the
above mentioned parking Jot plan. The following comments were made by the various
reviewing agents:
PLANNING:
There was. consensus among the Project Review Committee that..because. this site
is part of the golf course, . the 'landscape ordinance does not apply. Staff
suggested thatplantiIlgs be installed along Greens Prairie Road to screen the
building.
There w.asconse.nsus. that because ..' this parking. lot is. " not meant for public
parking, it need not have curb or pavement except where the designated spaces
are. The remainder may be gravel where storage and maintenance occurs.
There was consensus that the sidewalk ordinance does not apply as well because
it is not necessary to this site.
Locate the existing trees with caliper size on the site plan.
The proposed dumpster must . be screened from the Greens Prairie Road.
Submit a letter. referencing the status i of the final plat of this area prior to
issuance of a building permit.

ENGINEERING:
Show floodplain line and any floodway .on this site plan.
A dr~inage development permit is. required prior to any site work. Coordinate
requirements with Project Engineer Deborah Keating at (409) 764-3570.
Submit. erosion control plan to include a note stating that the contractor is
responsible to seed or sod all disturbed areas.
Dimension the radius of the drive, the depth of the drive to the gate and inside
radius.
Delineate the curb and gutter lines.
Distinguish between pavement materials such as asphalt, gravel, curb and gutter,
etc.
FIRE:
The fire hydrant should be located within 5' of the curb.
Fire lanes are required for this site. Coordinate ordinance requirements with Fire
Marshal Bland Ellen at (409) 764-3705.
Coordinate the fire department accessibility through the proposed gates with Fire
Marshal Bland Ellen.
WATER/WASTE WATER:
Label the fire hydrant "shown as existing.
Submit construction documents .and ,.all necessary easements for the proposed
extension of the, sanitary sewer line to serve this building.
Provide a more specific location map.
ELECfRlCAL:
Coordinate service details with Electrical Operations Coordinator Tony Michalsky
at (409) 764-3660.
LONE STAR GAS:
Coordinate service details with Lone Star Gas Representative Don Fazzino at
(409) 776-0627.
SUBMIT 4 COPIES. OF COMPLETE CONSTRUCTION DOCUMENTS WITH THE
REVISED SITE PLAN ATTACHED AND 3 ADDITIONAL COPIES OF THE
REVISED SITE · PLAN ONLY TO CONTINUE WITH PHASE II OF THE
BUILDING PERMIT PROCESS.

a. Nature of construction activity:
1. site description:
The project is the construction of a maintenance
building for Pebble Cre'ek c.c. to house and maintain
golf course maintenance equipment, including but not
1 imi ted to greens mowers,. tractors 1 fairway mowers f
'ete. The 97 ,635 sq. ft site will be regraded to
provide a building pad for the building, paved access
around building for fire protection and access by
equipment and some gravel areas for temporary parki.ng

disturbed during construction and all non-paved or
graveled areas will be replanted with lawn at
completion of construction.

b. Seauence of, MaiorActivities:
Theproj ect will take approxi.mately 3 months for
construction of all site improvements.
The site is slightly domed and very little change to
eXisting drainage will be required.
The building consist of precast concrete wall and
roof panel construction on a drilled pier foundation.
Parking lot, entry drive and pad around bUilding will
be asphalt paving. A concrete padforthedumpsteI~
and an, above ground fuel storage tank will be
provided. A containment wall around the fuel tank
equal to the volume of the tank plUS 25% will be
provided along w1thvalving to remove storm water.

Total area approx.97,635sq.ft. (2.24 acres)
Total disturbed area, 64,000 sq.ft. (1.46 acres)
