The Project Review Committee met on. Wednesday, October 21, 1992 to discuss the
above mentioned parking lot plan. The following comments were made by the various
reviewing agents:
BUILDING:
Suggested moving the batting cage structure to thee.ast approximately 5' in order
to keep the proposed fencing out .of the public utility easement.
W ATER/WASTE. WATER:
Show existing water <and sanitary sewer mains and distinguish between proposed
and existing water and sanitary sewer lines.
Submit sanitary sewer demands with construction documents.

PLANNING:
Parking requirements.. for this. .development . will be . determined by the Planning
and Zoning Commission on Thursday, November 5, 1992. Once a parking
requirement is established, add a parking legend to the site plan.
Submit completed. application for site. plan review.
Show zoning district classifications of surrounding property.
Submit landscape plan complete with legend. Coordinate requirements with
Nanette Manhart at (409) 764-3570.
Note that the existing gravel drive will be removed and seeded or sodded.
A wooden privacy fence should. be placed . along the lease line between the
batting cage and the residential development to the east. Living plant material
can be used, instead of a wooden fence, between the batting cage and the church
to the north as long .as it is a solid screen.and of evergreen plant material.

Submit size and type of electrical service and load data to Electrical Operations

The existing structure to be used as an office is not. within the required distance
to the nearest fire hydrant. If an addition is made to this building or a building
permitisreqlliredfotmodifications, every portion of the building must be located
within 300' feet of afire hydrant.i\.ttached is a. copy of the, 13rentwood water line

ENGINEERING:
Coordinate .. construction details of the development with the proposed expansion
of Krenek Tap Road.
A drainage developlTIen,t.permit is required . prior to any site work. Coordinate
requirements with Project Engineer Deborah Keating at (409) 764-3570.
S'ubmit erosion co.ntrol plan to include a note stating that the contractor is
responsible to seed . or sod all disturbed areas.
Submit sidewalk, pavement and curb details.
Submit details on the culvert to be located along Krenek Tap Road if it is to be
installed before the road is widened.

RE:
Parking requirement for batting cages
The applicant in this case has been through the first stage of site plan review, and will
revise his site plan to address PRC concerns if the Commission determines that the
parking provided on this plan is adequate.
The applicant is proposing 21 parking spaces to serve 5 batting cages in addition to ~he
900 square foot office building. He will provide refreshments and some coin operated
games in the building.
Staff had researched the parking requirements in other Texas cities, as well as parking
generation handbooks, in an attempt to determine a ratio. The studies proved inadequate.
We therefore encouraged the applicant to be prepared to support the number of spaces he
intends to supply.
