The Project Review Committee. reviewed the above mentioned parking lot plan
Wednesday, July 15, 1992. The following comments were made by the various reviewing
agents:
BUILDING:
One handicap parking space is required for this site. Show ramp details ton site
plan. Coordinate marking requirements with Plans Examiner Phil San AnJgelo at
(409) 764-3741/
Install an outside electrical <disconnect.
LONE STAR GAS:
Coordinate. gas. service. and submit load requirements to. Lone Star Gas

I have received an inquiry of platting the piece of property located on the northeast corner of
Nagle Street and University Drive including the Notes & Quotes site and the sman shopping
center located in the. rear along Nagle. . . (See enclosed map.) The previous owner is deceased
and his heirs would like to plat the property and place a lot line between the two developments.
Since this property h.8snever been platted, this is an opportunity for us to obtain any necessary
easements , etc.
The heirs of the property have asked us. to ident1fyany problems up front before they enlist the
help of an engineer. Please review the su.bjectproperty and let me l<:now of any prc)blems that

Submit a landscape plan, complete with legend, with a minimum of 500 total points to
Mapping Specialist Nanette Manhart . at · (409) 764-3570.. Suggeste(21:that proposed shrubs
be grouped instead of spaced far apart in order to provide more impact.
Suggested that the parallel. parking near Nagle be redesigned to have only one space and
to allow for the corner parking island to be enlarged and an end. island installed at the
Nagle entrance. This will avoid cars from pulling into the. driving land in order to. parallel
park. If this configuration is used, place a small sign reading "do not enter" in the end
island near the Nagle entrance to help identify traffic flow.
Variances will need tobe>grantedby the Zoning Board of Adjustment to the one way
circulation aisle widtha.nd the 8' setback requirement for the parking lot along University
Drive.
ENGINEERING:
