The Project Review Committee. reviewed the above mentioned parking lot plan
Wednesday, July 15, 1992. The following comments were made by the various re,riewing
agents:
BUILDING:
Submit a seating floor plan showing the location of all tables, chairs, etc. to
determine occupancy . requirements.
Co~ordinate building code requirements pertaining . to the . grease trap, fire

LONE STAR GAS:
Coordinate gas service and submit. load ..requirements to Lone Star Gas

PLANNING:
The existing planter located in front of the subject lease space. should be filled
with plant material and .maintained by the .occupant. . Planter should be complete
prior to. issuance of a certifiGateofoccllP~ncy.Coordinate requirements with

ENGINEERING:
Restripe the parking Jot in accordance with the site plan prior to issuance of a
certificate of occupancy. . Coordinate details with Assistant to the City EIlgineer

A drainage development permit is not required because.nodrainage chan~~es are
proposed.
FIRE:
Locate or note distance to nearest.fire hydrant. The entire . building mlust be
within 300' of afire. hydrant as..the hose Jays. Coordinate . requirements with Fire
Marshal Bland Ellen at (409} 164-3105.
WATER:
The required grease trap should be maintained appropriately in order to avoid
problems with water and. waste. water collection . in the area. Coordinate
requirements with Water Operations Manger Dean Sharp at (409) 164-366()'
SANITATION:
Coordinate dumpster location and trash pick-up with Sanitation Superintendent
Jim Smith at (409) 164-3690. {Showactual.dumpster location. on the site plan.)
Mr. Anz expressed concern for the lack of parking in this particular area of Northgate.
Patrons of the grill will have no place to park except in the adjacent Deluxe Burger Bar
parking Jot~ If Mr. .Anz tows vehicles from the parking lot, he will eventually lose
potential customers of his three restaurants . ill the Northgate areCi. He. was required. to
install a paved parking area for all three restaurants including Cafe Eccel, Rosalie's
Pasta, . and Deluxe. Burger Bar. while the majority of the parking lots in this area are
gravel or "Mudlots". Mr. Anz feels that he is . being somewhat penalized for having .a
parking lot in that other. businesses. in the ~l'Fa are not required to install paved parking
lots and the City does not. take into consiq~ration the particular use of a bu~iness in
relation to its available parking. There isnqt ad~quate parking for such an intense use
at this particular location; however, a less intense use that generated less traffic. would
be appropriate.
