The Project _ Review Committee reviewed the abovementioned parking.. lot plan
Wednesday, July 8,> 1992 and voted to deny< the parking lot plan as submitted. The
following comments welre made by the various. reviewing agents:

PLANNING:
A variance inustbe\grantedby the~onil1g Board of Adjustment in order to
extend the. fire ,escape . past. the . building line. Coordinate variance procedure
requirements with Staff Planner Sabine Kuenzel at (409)764-3570.
Based on the size .ofthe proposed addition, staff will look for .code compliance
especially with .' respect .to ... the . driveway . access and end island requirements.
Suggested that applicant reconfigure the entrance drive to include parking islands
that would help define the required throat length.
Suggested a perpetual parking easement with the adjacent propertyo\VIlers. If a
cross-parking agre~mentcannotbe obtained, a variance. may need to be granted
by the Zoning. Board of Adjustment to the required number of parking spaces.
In order to receive credit for the one parallel parking space located in the rear, it
must be at least 22' long.
Circulation as shown is narrow considering .the..proposedninety degree parking
angles.
ENGINEERING:

Note distance to nearest fire hydrant. The entire building must be within 300' of
a fire hydrant as the . hose lays.
If the proposed addition is located more than 150' from the curb line, the site
must. comply. with. the. City's fire . lane . ordinance. Coordinate details with Fire
Marshal Bland Ellen at (409) 764-3705.
WATER:
