PARKING LOT PLAN- Putt-Putt Golf Course -Proposed addition of
bumper boats and batting range at 1705 Valley View Drive. (94-411)
The. Project Review. Committee reviewed the above mentioned parking lot plan
Wednesday, June 10, 1992 and made the following comments:
FIRE:
Stripe. fire lanes along . the entrance and exit drives in accordance with the Fire
Lane. Ordinance.. Coordinate details with Fire Inspector George Spain at (409)
764-3705.
A fire hydrant. must be located within 300' of any . portion of a structure, as the
truck drives. If the pump house is . not relocated. to meet this distance
requirement, a fire hydrant must. be installed.
ELECTRICAL:
A 10'publie utility easement may be needed toeover the any underground
utilities. . Coordinate.. electrical requirements, service sizes. and meter locations
with Electrical Operations. Coordinator Tony Michalsky . at (409)764-3660.

ENGINEERING:
Address the ditGh>ar~a around the hatting . cages with the.. application for a
drainage development permit. Coordinate requirements with Project Engineer
Deborah Keating at (409) 764-3570.
Include slope information and use directional arrows to show drainage flows on
the site plan.
A barrier should be placed directlybel1indthebattingcages to deter pedestrians
from entering the creek. The row .of benches that was suggested by the applicant
will be . acceptable.
Address how the swale locatedalon~ the side of the batting cages will tie into the
creek . located ..behind the batting cages . and determine if this area will require a
splash pad.
Showdetails.ontheicurb leave out for the first parking space closest to Valley
View Drive located along the. exit drive.
Suggested that the . applicant loo,katthe . possibility. .of providing internal
pedestrian. circulation.. and eventually tying. into. the proposed sidewalk/bikeway
paths that may be installed underneath Texas Avenue through the existing box
culvert.
Show allfe.nce locations, proposed size and type of fence.
PLANNING:
Submit landscape plan . on separate sheet. . . The app~icant has the option of
developing a separate plan for the proposed addition to be considered separately
or develop a plan for the ()verall site that Il1e~ts. the total point. reqllirement of
2,731 points. .. Coordinate landscaping requireIl1ents and possible phasing with
Staff Planner Sabine Kuenzel at (409) 764-3510.

Parking requirement for the Putt. Putt expansion
As you know, the.ZoningOrdinanceprovides a list of land uses and their corresponding
parking requirements. For uses thati are not listed,theP&Zmust determine the
requirement.
Staff surveyed several Texas ,cities butfound no packing ratio that we would recommend.
Studies such as those found in the ITEhandbook were inadequate for the proposed uses.
The. applicant is proposing 64 spaces. These will serve the two existing 18 hole.golf
cOllrses,the 10 proposed bumper boats, and the proposed 6 station batting range. Due .to
the lack of adequate studiesavailabl~,wecannotbe sure that this will accommodate all
of the parking demand that will be generated by this expansion.
We have encouraged the applicant to supply numbers in support of his proposal.
Included in your packet is a' letter from David Lloyc.lofPutt- Putt, Inc. He has listed the
number of parking spaces provided at similar facilities.
