The Project. Review .Comrnittee reviewed the above mentioned parking lot plan
Wednesday, July 1, ..1992 and made. the following comments:
PLANNING:
The required screen fence to be placed in between the temporary facilities and
the single family ..developmentmustbeconstructed prior to. the. certificate of
occupancy. Coordinate details with Senior Planner JaneKee at (409) 764-3570.
Show a parking legend to. include the dimensions of the building and. the parking
ratios provided and required.
Show a landscaping legend to include the plant materials and . point calculations
for each. Locate. and . barricade any existing trees tlJat will. be preserved and
reflect the .type and point value on the legend.

WATER/WASTE WATER:
There is an 8"stub at the corner of thepro.perty. The design of the water line
will need to be (with future needs in consideration) prepared by an engineer
complete . with domestic and fire. flow calculations. The revised site plan must
reflect. these changes. Coordinate requirements with Water/Waste Water
Operations Manager Dean Sharp at (409) 764-3660.
Note any private sanitary sewer. and water lines.
ENGINEERING:
If. the utility layout that was submitted . with the impact studies has changed,
submit a revised utility plan.
Verify. that the proposed 8" water......and 8" sanitary. sewer lines are adequate to
serve the proposed .temporary building and any other buildings proposed before
1993 and 1994.
Submit a revised development. plan of . the entire project.
Install a back flow preventer for the irrigation system.
Verify that the temporary building was taken into account in designing the
drainage detention facilities. Coordinate details with Project Engineer Deborah
Keating at (409) 764-3570.
At the Project Review Committee meeting held on March 19, 1992, the
Committee agreed that entrance shown along Glenhaven Drive is temporary and
not approyed as a permanent access. When the next building or parking phase is
submitted, regardless of where ..it is located on the <site, the.temporarydrive must
be removed and the main drive constructed to align with the existing Scott &
White Clinic drive.
FIRE:
Move proposed fire . hydrant closer to the entrance in . order for all portions of the
building be within 350' of the hydrant as the hose lays. Suggested that the
applicant take into consideration the future placement of buildings so that the fire
hydrant does not have to be relocated. Coordinate details with Fire Marshal
Bland Ellen at (409)764-3705.
Fire lanes must be provided in accordance with the City's Fire Lane Ordinance.
All lanes must be 20' wide.
SUBMIT 4 COMPLETE SETS OF CONSTRUCTION DOCUMENTS WITH THE
REVISED SITE PLAN ATTACHED AND 3 COPIES OF THE REVISED SITE
PLAN ONLY TO .CONTINUE WITH PHASE II OF THE BUILDING PERMIT
PROCESS.

Suggested that provisions be made for the installation of conduit to connect the
phone service of the existing and future buildings. The conduit can either go
around the paved parking area or underneath the pavement. Coordinate d~tails

and proposed clinic.
The Project Review Committee reviewed the above . mentioned franchise agreement
Wednesday, July 1, 1992 and recommended approval with the understanding that all City
standards will be met, approved construction documents obtained and the following
comments:
ENGINEERING:
Submit. across-section showing the... existing and. proposed utilities within the
proposed ..crossing. Note if an underground. .walkway.. is. planned at. this. or any

Suggested that the agreement stipulate that the applicant bore as opposed to
open cut the proposed crossing.

ELECTRICAL:
There is a street .light circuit 10catedZ' back of curb on the west side of
Glenhaven.
There is an existing . three-phase transformer near the proposed crossing. Locate
all lines before digging.
Locate all electrical lines before digging. Coordinate details with Electrical
Superintendent Ray Havens a t (409) 764-3660.
Recommended that two 4", grade schedule, 40 PVC conduits be used in order to
loop electrical service for future development of the site.
LONE STAR GAS:
Contact Lone Star Gas Representative Mike Brune at (409)776-0627 at least 48
hours prior to digging.
THE CITY COUNCIL WILL CONDUCT THE FIRST OF THREE READINGS OF
THE PROPOSED FRANCHISE AGREEMENT ON THURSDAY, JULY 9,1992 AT
