An internal, loop connecting the 18"and 12" is rec.ommended' within .the.impact study.... Staff is currently . working with the applicant on sizing and phasing of this internal line. Sewer: The sewer.. impact study shows.. that sewer is currently available tosetve this development through a 21" sewer line located along Carter's Creek. There is the potential that as the Burton Creek area develops.,talong University. Drive} sewer. problems', rn~y occur on these tracts due to an overload in the 21 " line. The impact study suggests.that a temporary detention. tank. may be.' required .tooff-peak unload sewer from these lots if this case arises. Traffic: Development of the 65.61 acre site, in accordan'ce with the assumptions made in the report, would impact trafficol1SH-30 and the SH-6 frontage roads causing evening peak-hour congestion. However, it should be. noted that.the . report assumes a,.. worst case .scenario for the site from a traffic generation standpoint. The report notes that the SH~30/East. Frontage. (the study assumes 16 screens) since peak hour traffic conditions from this site will occur after the typical weekday. evening peak hour or during weekends. The report notes that there would notb~.. sufficient roadway capacity to accommodate traffic:.from..this......slte~ In fact, . it., indicates that "a large traffic. generating use could necessitate the need for a V-turn lane connecting the East and West Frontage Roads. Development of the east tract as a low intensity use such as parkland will have virtually no impact on traffic in the area. \, The following improvements are recommended to accommodate the traffic generated from the 65 .61 acre tract: 1.) A deceleration lane off of the E. Frontage Road for the Movie 12 tr'act; 2. ) Improvements to the commercial alley connecting SH-30 to the rear of the Movie 12 tract including: Widening the alley at it's intersection with SH,-30 to provide for separateleftandrtght tum lanes exiting the alley; and, Removingthe""dip",in the alley immediately north of Harvey Road; Stafftsingeneral.agreement with the findings and recommendations of . the report but asked '. that additional.trafficcounts and study be ,done to ensure the validity of the assumption. that th.e peak. hour on the weekend is not as intensive as that ofa typical weekday evening . peak hour.
