The cite is situated along the East right-of-way of Texan Avenue, with one hundred hirty eight ~~ 38 + /-) feet of frontage. Such location and size provides adequate frontage for one driveway.... As the city has requested, atraffic- .review will be ubmitted as a part of the site development proposal. 3.2 ZONING: The subdivision site is within the City of College ...Station commercial zoning district, C - 1. Anticipated land usage is _consistent with current zoning.- 3.3 TOPOGRAPHY: The existing terrain is a very gentle slope with an overall slope gradient of less than ~ % gradient. Development of he site will result in minimal grade changes, but site design will .provide adequate flow toward the drain ditch between the ract and Texas Avenue. 3.4 DRAINAGE: There. are no known existing drainage problems at the site. No stormwater control devises are in use. There .are no springs, brooks or other natural or rnan made streams originating on the. site or running through the ite.
