F ure 1 shows the west end of South .Graham Road recently annexed by the .city of College
Station, Texas. The property addressed in this letter is~ identified as landowner/description
table number 18, K.W. Brown and Associates, Inc.
Fi ure 2 is a copy of a plat survey by Garrett Enginee -ring of the 2.00 acre tract identified as
property number 18 in Fi ure 1.
F ure 3 is a modification of Fi ure 2 showing the approximate intended subdivision of the
property described in Fi ure 2.
F ure 4 is the. copy of the legal survey ident' ' g property to be conveyed by sale on June
34, 1992, which is the eastern one-half of the property: described in Fi ure 2 after easements.
Title to the western one-half of the- property described will remain with K.w. Brown: and
Associates, Inc....
Conveyance of the eastern one-half of,the original plat will include the buildings shown in
Fi ure 4. No additional building. is ..planned for either one-half of the original plat. after
conveyance.
Both properties are presently provided electrical service by Bryan Utilities, water .service
by Wellborn water, and front on a county road currently being improved to County standards.
A county certified septic system :provides service to the building shown and will continue to do
so until sewer service is provided by the city of College Station.
Therefore, this division and platting will have no impact upon any services of the City of

completed a drainage plan and improved or installed drainage ditches to provide for future
drainage needs.
Guidance from Ms. Shirley Volk, Development Coordinator for the City. of College Station,
.indicated the information and procedure required for a final plat should be followed, abut any
additional information called: for in the preliminary plat procedure would. be helpful.
I have included all information available in the attached check list: format for both
preliminary and final plat procedure. If any additional information is required, I will provide
it in an expeditious manner to speed the process as much as possible as sale proceeds are in
escrow pending completion of the platting process.

Brazos County is in the process of upgrading Graham Road to meet .county standards.

As part of the: counfiy road upgrade, Brazos County has conducted .drainage. surveys, installed an
improved drainage ditches to-meet future drainage needs, and installed culverts and driveways
to provide property access. The division of this tract will not impact the drainage of the area.

The building on the eastern one-acre of the tract is sewed by a county.. certified and.. approved
septic system. This system will continue to provide service until sewer service is available
from the Ci~:y~of College Station.
