ITEM SUMMARY: This lat is located in the extraterritorial jurisdiction of College

approved the preliminary plat for this area on April 9, 1992. A ` presubmission
conference was held for this final plat on June 17, 1992. At that meeting there was
discussion regarding the location and designation of the 100 year floodplain on the final.
plat in accordance:'.: with the subdivision regulations. The Subdivision regulations regLtire
this elevation to be shown on the plat to allow staff to determine .with certainty if
property is in or out of the 100 year floodplain. This question is asked quite often by
lending agencies, home buyers... and insurance companies when looking at property.:
..The 100 year flood elevation has not been determined in this area by he ..:.Federal
Emergency Management Agency and the applicant .wishes to vary from: the Subdivision
regulations and not determine or ocate the 100 year flood.: elevation. The Subdivision
regulations give the Co~sion and Council the authority to grant a variance from the
regulation. when. undue hardship will 'result from strict compliance.. They must also
find:
that special circumstances exist that would deprive the applicant of reasonable fuse

The Planning and Zoning Commis ion heard this plat at their June 23, 1992 meeting
