WARRANTY DEED WITH VENDOR'S LIEN
This deed is being refiled as a correction instrument to
correct errors in the note amount anqtheexceptions on the
warranty, and to add reference -to an access easement to the
subject tract which was omitted by oversight.

KNOW ALL MEN BY THESE PRESENTS, THAT:
J.W.WOODandwife,ANNAMARIA WOOD, of the County of
Brazos and State of Texas, GRANTORS, for and in consideration
of the following good and valu/able considerations, paid and
secured to be paidbyANCOCorporation, GR!\,NTEE, whose address
is 4101 Texas Avenue, Bryan, Texas, as follows:
FIRST:
The sum of TEN DOLLARS ( $10. 00) and other
good and valuable consideration, CASHin hand paid, the receipt
and sufficiency of which is hereby acknowledged.
SECOND:
THREE HUNDRED FIFTY' THOUSAND AND NO/lOa
Dollars ($350,000.00> CASH in hand paid, however, said sum is
paid to Grantors by FIRST BANK & TRUST of Bryan , hereafter
called Mortgagee, at the request of the Grantee and the receipt
of same from said Mortgagee is hereby acknowledged, and at the
request of the Grantee herein, the Grantors retain a Vendor's
Lien to secure JrIRST BANK & TRUST of Bryan in the repayment of
the following described note:
A note in the principal sum of THREE HUNDRED FIFTY.
THOUSAND AND NO/lOa Dollars ($350,OOO.OOlpayable to the order
of FIRST BANK & TRUST of Bryan, said note being of even date

And the Grantors .herein transfer, assign, sell, and
convey to said Mortgagee the Vendor's Lien as well as the
superior title retained herein and all the equi ties, rights,
c1aimsor privileges which they have or may have by reason of
said Vendor's Lien.
The above described note is additionally
secured bya Deed of Trust of even date herewith executed by
the Grantee herein to J. stanley Stephen, Trustee, for the
bene:fit of FIRST BANK & TRUST of Bryan.
HAVE GRANTED, SOLD AND CONVEYED and by these presents
do GRANT, SELL AND CONVEY unto the said ANCO Corporation of the
County of Brazos and State of Texas, all of the following
descri1?ed real property in Brazos County, Texas, together with
all Grantors' improvements thereon, to-wit:
All that certain lot, tract or parcel of land lying
and being .situatedinBrazosCounty,Texas, and being

. Station, Brazos County, Texas, according to plat

Together with use of Public .Access Easement located

said subdivi'sion recorded in Volume 538, page 721,
Deed Records, Brazos County, Texas.
This conveyance is made subject to the following
restrictions and exceptions:
1. Those of record in Volume 502, page 189, Deed
Records, Brazos County, Texas.
2. _ Oil & Gas Lease dated May 5, 1977, executed by
FANNIEPUTZ to AMOCO PRODUCTION COMPANY and recorded
