The City of College Station has . initiated several rezoningsalong. University Drive. from

20, 1992. ~
The last City initiated rezoning as recommended in the University Drive Corridor Study
isa 0.5740 acre tract located on the northwest corner of the intersection of Spring Loop
and University. Drive; Lot 12, Block TofUniversityParkII. This tract is currently
zoned. . C . ~ .N, Neighborhood.. Business, <which allows for . general neighborhood
convenience goods. The City is proposing to rezone this tract to A- P,Administrative
Professional, which allows office and service businesses"but not retail uses.
The. City. Council will consider . this. . rezoning. and. the. recommendations . made by the
Planning and Zoning Commission at their regular meeting scheduled for Thursday, April
9, 1992 in the Council Room of the College Station City Hall, 1101 Texas Avenue.
All property owners within 200' of the subject property have received notification of the
rezoning request.

NOTICE OF PUBLIC HEARING
The City of College Station is initiating several rezonings along University Drive from
the East-By-Pass to Tarrow to continue with. the . implementation of the
recommendations made in the. University Drive Corridor Study. This study was adopted
by the City Council on July 11, 1991.
Enclosed is a map highlighting the tracts that are to be rezoned.. Tracts Ilumbered
1 - 21 are currently. zoned C- 1, General Commercial; whichallo\Vs for general retail
and office uses,restaurant~and theaters, as well as. warehouses, storage. garages~gasoline
service stations, car washes,. auto.mobile sales,rental.andrepair,.and ... mobile..homesales
and storage. The City is proposing to rezone these tracts to the newly created district,
C -B, Commercial Business, which would not permit convenience . stores and gasoline
service stations as well as several uses in the. C- 1 zone. . It.will. allow general retail and
office uses, restaurants, hotels and. motels, . theaters, .and~hopping centers.
Tract number 22 is currently zoned C -N, Neighborhood Business, which allows for
general neighborhood convenience goods. The City is initiating rezoning this tract to
A - P, Administrative Professional, which allows office and service businesses, but not
retail uses.
The Planning and Zoning.. C0111mission. . will consider the rezoningsat their regular
meeting scheduled for Thursday, February 6, 1992 in the Council Room of the College
Station City Hall, 1101.TexasAvenue.'
