Re:
Proposed use of 72S-B University Dr., College Station,TX
,Des:rCommi ttee.. members;
As'youareaware, A&MTutoring has been attempting to relocate its services
during the last 2 months. The prop.osed site, 72S-BUniversityDr . would be an
excellent 16cationfor th~se reasons:
- It is close enough to TexasA&M University that most of our clientele (
Approximately 50%) will walk to 'the site and require no parking.
- The site is located outside of the NorthgateZoningDistrict, and
therefor woul~not affect the parking within that area.
-During our pea>k operating times we would require 75 to 80 parking spaces
for off-campusc~ientele . The<immediate back portion of the Skaggs Shopping
Center has 132 available spaces. Mr. Moe, manager of Fatburger , indicated to us
thatbyS:OOpm the entire back port.ion of this lot is unoccupied and since 90%
of his dine-in customers come before 3:00pm, he feels that parking would not be
a problem at this location. (See attached letter)
- We have also contacted Mr. J.oeSalvato, Sr. Vice President of First
American Bank, and Mr. Tom Williams, Parking and Transit Services Director of
TAMU, located at Southwest Savings. Bofh have indicated to us that our use of
their parking after 7:00pm would not interfere with their business activities
whichendatS: OOpm.An agreement between them andA&MTutoringis pending. Their
combined parking constitutes anadditiona195 parking spots outside of the Skaggs
""Shopping ...Center.
- We have also contacted Mr. Harrison who leases the Mud Lot. This leased
parking area is directly in the back" of and adjacent to the proposed site. Mr.
Harrissonhas informed us that the parking at the Mud Lot becomes available t.o
anyoneafterq,: OOpm. A&MTutoring's .servicesdo not begin until 5: OOpm. This
would give our clientele an additiona1300 parking spots to choose from.
We appreciate the time and consideration the City of College Station has' given
us. We feel that this location is mutually beneficial to the students of Texas
A&M University, the surrounding businesses and A&M Tutoring. Please find enclosed
letters from Mike Graham and Max Mertz expressing th~i~ views in support of the
proposed use of the site.
Very truly yours,

Bill.. Varvel and OscarParulian ofA&M Tutoring carne by to talk
with me about their .pOBS ible move to 725-B Universi tyDr. They
asked my opinlon of the impact tolo.calmerchants and parking in
theSkaggsShop~ing Center.
I am strongly in favor of the services that A&MTutoring. provides.
Since theirb.usiness begins operation at 5:00pm, I feel that there
should not be any parking problem. 90% of our dine-in customers
come. before 3:00pm. Based on my experience, the. entire. back
.portion of the shopping ,center lot has cleared out by then, and
parking would not beaproblem at this location.
The additional dinner and night traffic that it would generate to
our business is ver.ywelcome to us. We encourage other local area
businesses and city government to allow this neededserv ice to
continue at this location. Thank you for your kind consideration
in this>matter.
Sincerely,

Bill Varvel of A&t\.lTutoring has shared with me the city council's decision
to not JocateA&MTutoring at 315 Patricia Drive. May I applaud all who had
PHONE 409 - 846-7 722 apart in this wise decision.
Bill has shared with me the possibility of A&M Tutoring being located
at 725BUniversity Drive in the Skaggs Center. I feel that this would bea
tremendous location for his much needed services to TexasA&M students.

Parking would be readily available in the "Mud Lotttand I feel an arrange-
ment could be made with the locaL banks and other commercial operations
to use their available parking after? p.m. at night.
Again, ] feel your earlier decision was. a wise one because of the sheer
numbers of people in theNorthgatearea~Weneedthe positive influence of
A&MTutoring and I feel their new proposed location to be an excellent one.
Thank you for the opportunity to have a voice in significant decisions in our
city.
