The prop.osed site, 72S-BUniversityDr . would be an excellent 16cationfor th~se reasons: - It is close enough to TexasA&M University that most of our clientele ( Approximately 50%) will walk to 'the site and require no parking. - The site is located outside of the NorthgateZoningDistrict, and therefor woul~not affect the parking within that area. -During our pea>k operating times we would require 75 to 80 parking spaces for off-campusc~ientele . The<immediate back portion of the Skaggs Shopping Center has 132 available spaces. Mr. Moe, manager of Fatburger , indicated to us thatbyS:OOpm the entire back port.ion of this lot is unoccupied and since 90% of his dine-in customers come before 3:00pm, he feels that parking would not be a problem at this location. (See attached letter) - We have also contacted Mr. J.oeSalvato, Sr. Vice President of First American Bank, and Mr. Tom Williams, Parking and Transit Services Director of TAMU, located at Southwest Savings. Bofh have indicated to us that our use of their parking after 7:00pm would not interfere with their business activities whichendatS: OOpm.An agreement between them andA&MTutoringis pending. Their combined parking constitutes anadditiona195 parking spots outside of the Skaggs ""Shopping ...Center. - We have also contacted Mr. Harrison who leases the Mud Lot. This leased parking area is directly in the back" of and adjacent to the proposed site. Mr. Harrissonhas informed us that the parking at the Mud Lot becomes available t.o anyoneafterq,: OOpm. A&MTutoring's .servicesdo not begin until 5: OOpm. This would give our clientele an additiona1300 parking spots to choose from. We appreciate the time and consideration the City of College Station has' given us. We feel that this location is mutually beneficial to the students of Texas A&M University, the surrounding businesses and A&M Tutoring.
