This business. has. been operating on the. A&M campus for a number of
years. The owners now desire to move to an o ff.c amp us location. On
June 6, 1991, the P&Z denied a the tutoring service a Conditional Use
Permit for the location in Northgate . in the old . Kinko's building. The
concern at that time was for the. amount of traffic this service would have
broughtto an already congested area.. The tutoring service would have
served. up to 250 students duriJ1g the. evening hours. (See attached letter
for details of the.. current proposal)

appropriate. conditions and safeguards, when the Commission finds:

So That the proposed use is in harmony with the purpose and intent of
the zoning ordinance andthe plan for physical development of the
district as embodied in the comprehensive plan for the development
of the City;
That the proposed use.will not be detrimental to the health,
welfare,. and. safety of the surrounding . neighborhood or its. occupants,
nor be substantially or permanently injurious. to neighboring property.
