EXPLANATION OF USE
The following is.a detailed. explanation .of the proposed use for a portion of the stripl center
located at 1500 Holleman Street, College Station, Texas. Brazos Christian School has a tenative
lease with Southwest Savings (which is under the control of the RTC) to lease 2600 square feet
of the existing back ,strip center ,of the Anderson Ridge shopping 'Center which is located on, the
south east comer of Anderson and Holleman Streets.
Brazos Christian School, which is located approximately three blocks away at 701 AIlderson
Street, is making an effort to relocate the preschool of this private non-profit Christian School
to this location in order to make available more, classroom space at the current location for
elementary school. Due to lack of space Brazos Christian turns away annually anywhere from
20 to, 30 students who would have liked to enroll in the school. The school is further trying to
lease a piece of. property from Kinder-Care Inc. also located on Anderson Street to further
expand classroom and playground. space 'at the main 'campus.
Brazos Christian School would locate at the 1500 Holleman Street address a preschool which
would include four'classes,of children five yea.rsor younger. K-4half day, K-4 full day, K-5
half day, K-5 full day. We have had the attached set of drawings reviewed by the construction
department of the City of College Station as well as Human Resources Department of Brazos
County. We feel relatively sure thata11 is. in order to get proper construction permit to retrofit
the existing facility. Close proximity to. the Brazos Christian School' smaincampus will allow
parents to' drop students at both . locations with relative ease. We will. hold class at the school
from, approximately ,8AM in the morning until 3:30PM.
We have appealed to the Z.B.A. for a variance on parking at the site in order to l~uild a
playground adjacent to the facility . This is necessary 'to fulfill Human . Resource ' s require~ments.
Because a, preschool, is, ia low traffic user · and can control. traffic flow and parking, of this · facility ,
we' feel Brazos Christian School will be an excellent addition to this shopping center. 'Brazos
Christian School will make good use of the existing facility, which. has not been underlease for
over four years, and will cause no unusual' hardships for the local residents or users. of the
remainder of the shopping center.
As a matter of fact, we feel the addition. of a pre-school there will actually increase business as
we will probably use the two pizza restaurants as well as the 7-11 for purchases of hot IUflch and
also emergency school supplies and snacks. The students will be either on the fenced
playground or in the classroom at all times. There will not be uncontrolled situation.
We will have a supervisor and three pre-school "teachers on sight at all times as well as the
school administrator on regular basis. The total enrollment of the school will be between 48 and
52 students. Very few activities will be held after 3:00PM. The only anticipated activiti(~s after
those hours would be a school open house which might happen one evening per year.
We estimate that approximately 30-35 cars will pull through the driveway, entering off of
Anderson Street and exiting on Holleman .Street between 7:45AM and 8:15AM and between
3:00PM and 3:30PM. This is roughly one car per minute. We will have staff in the Jparking
lot to both greet parents' and children in themoming and to'load children in theaftem()()n.
At this time we do not intend to put' a sign on the street or the building, other than nlaybe a
painted sign, on., one of the front windows. Any activities that are school wide will be held at
the' 701 Anderson Street location in the .auditorium of Grace Bible Church. Everything on site
will be, in full compliance with Human Resources, as well as all City ordinances and p<J~licies.
