Conditional. us.e permits are granted by the Commission, subject to appropriate
conditions and safeguards, when the Commission finds:
A. That the proposed use meets all the minimum standards established ill
the Zoning Ordinance for this type of use;

B. That the proposed use is .in harmony.with the purpose and intent of thle
zoning.ordinance and the.plaIl fot physical development of the district as
embodied in the comprehensive plan for the development of the. City;
C. That the proposed tlsewiU not be detrimental to the health, welfare, and
safety of the surrounding neighborhood or its.occupants, .norbe
substantially or permanently injurious to neighboring property.

The P.R.G.reviewed this project on May 1, 1991. Staff recommended approval on the
condition that all cqncerns expressed on that date are met and that a special exception
to the non-conforming. parking is granted
The Zoning. Board of Adjustment grallteda special exception to allow for. the conversion
of six parking spaces into an outside pl~yarea. When the applicant vacates the
premises, the parking must be reinstated.
