Mr. Lane moved to approve. the minutes of the meeting on Maretl 5 I 1991
as submitted. Ms. Yarbrough seconded the motion whie11 passed
unopposed . (5-0).

Ordinan.ce for the. property locatedat1500H()11eman - Anderson Ridge
Shopping Center. Applicant is Brazos Christian Schools.
Senior Planner Kee presented the staff report requesting a special
exception to ..allowfor theexpans.ionof a non-con,forming use and to
provide anoutsldeplay area fora private school tenant at 1500
Holleman,AndersonRidge Shopping Center. The parking requirement for
shopping centers of this size changed in 1986 from one space per 200
square feet of lease space to one space per 150 square.feet. In other
words, the requirementbeeame more restrictive and this s,hopping
center became non-co'nforming. The requirement for this p,articular
site would be 69 spaces lfit were to be brought up to code.
Currently there are 56 spaces, ora deficiency of 19 percent · The
school anticipates its parking<needs not to exceed 4 spaces. The'
remaining .7800 square. feet. of the shopping center will require 52
spaces under the current ordinance, for. a total of 56 spaces . needed ·
for the two different uses. Af.ter the play area is added I the parking
provided will change from 56 existing spaces to 48 spaces provided,
for a .reduction of 14 percent _ .. The site pIano! the proposed private
schonl will be consider.ed by the Planning and iZoning Commission in the

Mr. Kenn<;idy moved to granttl1e special exception from Section 15
Ordinance 1638toauthorize>theenlargementof abuilding dev()ted to a
non-conforming use where sueh enlargement is necessaryandi11cidental
to the existing use. of suchbuild.ingand does not incre<;ise the area of
the building devotedtoanon-cqnforminguse moretha.n25%anddoes
not prolong the life of the non-conforming use or prevent a :return of
such property to a conforming use. Mr. Lane seconded the mot~Lon which
passed unopposed (S-O).
