City -Council are N~~ember 2~, 1.991 to appeal the City
Eng-ineer" s decisian ~i h regard to the ~caess to driveways on
the afore-referenced property.
The aptimum laca~ti~n far dr%veway onto Teas Avenue is one-

-half on American Bank property .and. the ether half on Manley
_Tn~r~stment praarty. Thi location m~xim~es the efficiency
~f both tracks ~ optimizes traffic flow within both tracts and
damages the fewest number of tree on both tracts. The
Stanley Investment agreement to participate with First
American>-8an~ on a curb-cut is cantigent upon the ability of
the sor~thbound traffic on Teas .Avenue being able to turn left
into the shared curb-cut. Without aleft-turn fram sauthbound
Texas Avenue traffic into our .two tracts, there is no
agreement for a shared curb-duty aid First American Bahk must
select a new location far .the College Station Cer~ter~. We wi~.l
request than the Colleg Station City Council grant a left
turn lane from southbound Texas Avenue traffic into a shared
curb-cuto

FIRE: Fire lanes will be required as indicated by redlines on
the conceptual plan. Two-way drives must be a minimum of 20 feet
in width to accommodate emergency vehicles. Show the location of
fire hydrants on the site plan. Fire hydrants must be located a
minimum of 300 feet from all parts of all buildings (as the hoses
lay). Square footage of building is required to determine fire
suppression requirements.
WATER/WASTEWATER: The location of former and new water and
sanitary sewer lines have been drawn on your conceptual plan.
Please show all easements on the site plan. Please note that on
the conceptual plan the proposed employee parking lot is over an
existing water line and fire hydrant, and as such, encroaches
into public utility easements.
In addition to the above comments, it will be necessary for this
land to be replatted, along with the rest of Lot 1 and Lot 2 of
Lakeview Acres to show the location of lot lines. This site plan
appears to be located on parts of 2 different lots as they are
now platted, and the tax rolls indicate there are multiple owners
of the 2 subject lots. All owners must be parties to the plat.
