Since this development wily, require waterline extensions and detention facilities, an as-built plat wi11 be required to cover these facilities with the necessary easements. Sidewalks: Sidewalks are existing along Glenhaven and Brazaswood Drives. Sidewalks are shown an the pity's Sidewalk Master Plan along University Drive as weal. INiFAT SZ'UT~IES Water & Sewer: The impact study indicates sufficient water ca aci and ._ ~~ p tY pressure :with the ex~st~ng 16 waterhne along University Drive .and the East: Bypass ..frontage.. The study also discusses an 8" line that. wi11 loop ,through the clinic site but does not discuss whether thi line is large enough to handle the anticipated fire flow :conditions for the ultimate clinic deve opment These- internal lines will be evaluated more thoroughly as part_ of the site plan proposal. The impact study also addressed the sewer. impacts. The. existing 10" and 12" sewerlines that will serve- this development. were analyzed for capacity. The results showed that both lines .have sufficient capacity in place to :handle the ultimate site development. Staff recommends that if a driveway is constructed on Glenhaven Drive that it be in line with he existing drive at the Scott and White facility or Summefglen Drive. Staff is, also in agreement with the recommendations of the drive locations on he East Bypass frontage road. Although the access point on Brazoswood Drive does not.: meet our minimum requirements for spacing on local streets, it does meet our earner clearance.:: requirements and therefore we are in . y ~ .s agreement with he mpact tud recammendatons for he location of th .access point. Drainage: The impact .study submitted for ..drainage, concluded. that three detention facilities will need to be cons ructed for he development of the ultimate clinic site. Staff is in general agreement with .thee conclusions of the study, however we have several comments regarding the locations and methods of detaining the increased runoff. The applicant has indicated that an addendum addressing these comments is forthcoming but as of this writing they have not been received. Staff is comfortable that these comments can be addressed without affecting the plat as shown. STAFF CtJN~NTS 1 RECQIVNDATIONS This proposed plat complies with the City's Comprehensive Plan :for development and the indent of the University Drive: Report from ..the standpoint of appropriate land uses desired along thee. corridor. The im act studies as ubmitted outline the roposed impacts on the existing ,,,p p . facilities, all of .which are negligible: given the recommendations of the: study and staff s concurrence. Given these recommendations, there are no public irn rovements necessa at this time. However, there will be infrastructure p ~Y . improvements both public and private that wYll be a part of the site plan review and submittals.: As such an as-built plat will be necessary to dedicate the ~ associated easements for the additional infrastructure.. ;~ Sidewalks are required as a part of the City's sidewalk Master Plan along University Drive. However, staff and the developer have :agreed to include the construction of this sidewalk as a .part of the site plane. so that it can be incorporated more effectively with thee overall ite access layout.
