KEE SENIOR PLANNER RE: APPLICATION OF QVE,RLAY DISTRI~I' U on ado ton of the University Drive Report by the City Council in July of p _1991, the staff began taking steps toward the implementation of the recommendations i11 the report. To date the following .stems have been accomplished: 1. An amendment to he Zoning ordinance adopting a new commercial zoning district (C-B $usiness Commercial). 2. An arnendrnent to the Zoning. Ordinance adopting an overlay district. 3. The rezoning of the two properties at the.. northwest corner of University and the East By-Pass from C-1 to C-B. This item tarsi ht is the next step toward actually applying the: overlay district to . g . . .the properties along he University Drive corridor. The overlay will affect all ro erties with :frontage .:along University from the Tarnow intersection east to the pp ~' East B -Pass as shown on the map: included in your .packet.. It will. extend for a Y . depth of 500 feet into properties with adepth -equal to or greater thane SoQ feet and to thee. rear property lines of properties with a depth of lean than S40 feet. ~~ As the. vacant properties develop. the additional building and parking setbacks.. and ~~ ~~ landscape and sign requirements will be enforced. Existing developed properties that do not meet the new restrictions will be considered non-conforming, as would. '~ ~, any property in existence prior to a new regulation... These non-conforming ' properties will be impacted to the extent that future building permits and expansions might have to be considered by he 'Zoning Board of Adjustment.
