PA,RKING~ -INTERIOR -Parking rows which :are not located on the periphery of the proposed project site and further, where none of the parking spaces abut any property line associated with the proposed project site. .~ PA~;KING -PERIPHERAL -Parking rows consisting of individual, parking spaces which abut the periphery or property lines associated with the proposed project site. PARKING ROWS -SINGLE PARHTNG R4W: A single row of spaces for the parking of motor vehicles as illustrated in Section 9. DOUBLE PARHING R4W: Two parallel rows of spaces for the parking of motor vehicles arranged so that when parked, the front end of each motor vehicle faces the front end of another motor vehicle as illustrated in section 9. PARKING SPACE - A space used: for he parking of a motor vehicle,..where said space is not less than nine (9) feet wide, wenty (20} feet long and contains not less than one hundred ..eighty (180) square feet of area.. . PROJECT REVTEw COMMIZTEE - A committee composed of the City Planner, the City Engineer and the Chairman of the Planning and Zoning Commission, or his or her designated alternate. 11.3 PLANT MATERZ~LS. The City Forester shall determine which types of :generally used plants are viable in the City of College Station area, and he shall prepare a guide of such plants. This.. guide shall. set forth the .generic :and scientific names. This planting guide shall be available to all applicants .under this secfion. At the request of the Planning Division, the Commission, or any applicant, the Forester will determine the viability of any other plant variety proposed far utilization upon a plan or for inclusion in the guide. 11.4 SITE PLAN REQUIREMENTS: A. When site plan review by the Project Review Committee and/or the Planning and Zoning Commission is required, the site plan shall contain the information listed in the subsections below: ' 1. The location of existing boundary--lines and dimensions of the tract. 2. The location of existing and proposed utility easements on or adjacent to the lot and the location of overhead power lines and any underground utilities. 3. The location, size and type of proposed landscaping in proposed landscaped areas; and the size of proposed landscaped area. Botanical nomenclature. as well as .common names roust be listed. 4 All canopy trees must be labelled as containerized or balled and burlapped. 5. The location, species and diameter of existing rees having a trunk diameter ..four and one-half 4.5" inches or lar er. If the protected tree(s) is located in a parking lot island, the barricaded area must become the tree(s) island upon project completion. No utilities or sprinkler system may be lacated in a barricaded 'areal This area shall not be used as a storage area or dumping area for paints, concrete, and other toxicants deleterious 'to a tree's survival during any phase of the project. G. Every development must employ either a sprinkler system or have a ..hose. connection within one hundred fifty feet (150') of all. landscaping. ~~ H. Replacement of dead landscaping must occur within forty-five (45) days of notification by the Zoning africial or his delegate. Replacement material must. be of similar character .and. the ame or higher point total as the dead landscaping. Failure to replace .dead landscaping, as required by the :Zoning ,official, shall constitute. a violation of this section of the ordinance :far which the penalty provision.. may: be invoked. I. ~ Eroded or otherwise displaced soil must be removed from the right-of-way abutting. the project. ~ 11.6 COMPLETION AND ~NSION A. The Zoning Official or his delegate `shall review all landscaping for completion in compliance with this section and the approved landscape plan.: Landscaping shall. be completed in compliance with the plan before a Certificate of Occupancy is issued. However, the applicant may receive an extension of four (4) months from he -date of the Certificate of .page 11- 4 Zoning Ordinance ~' ~!~_ m T ~_ ~^" ~ ~ Occupancy upon the approval of application for`extension with a bond or letter of credit in the amount of Five ~~5.00) Dollars times the number of landscape points required for the project. The letter of credit or bond shall be approved by the City Attorney or his delegate. Upon approval by the City Attorney, the honing official or his delegate shall issue a Certificate of Occupancy. Failure to corriplete the landscaping according to the approved landscape .plan at the expiration of the four (4) month period shall constitute grounds for forfeiting the b®nd or cashing of the letter of credit by the Zoning Official or his delegate. ~' Also, failure to complete the approved landscaping shall constitute a violation of this section. ~ B. If violation of any section of this ordinance occurs, the Zoning Oflical or his delegate may prosecute in Municipal Court or request the City Attorney to file an ;injunction in the i a ro riate Court of com etent urisdiction. Depending on the size of the service, easements may be: required. Applicant should consider at this time, any plans for. future expansion of this facility. Necessary relocation of utility poles due to expansion will cost the applicant.
