from Chimney Hill was brought before Council to discus thee.number of curb cuts-allowed to the site and
the problem of through traffic into the'. neighborhood.. ~A copy of these Council minutes. is a ;portion of the
memo to the City Engineer, as attached.)
FINANCIAL SUNlN[ARY: As noted in the memo to the City Engineer and the supporting Council minutes,
the City Council recommended in 1985 to erect anon-mountable median in Arguello Drive at the ,City's
expense. These funds have not been budgeted in the current fiscal year. If the .City is to construct this at
City expense, staff will have to reduce the anticipated street/sidewalk construction scheduled' .for this fiscal
year or use contingency `funds.

STAFF REGONi1VlENDATI4N: A presubmission conference was held on actober 3, 1990. All .items
~~ discussed at this `meeting have been addressed.
On October 18, 1990, he Planning and Zoning Commission unanimously recommended the approval of the
plat, contingent upon the removal of the designation of a drainage easement on Lot. 3,: and incorporating lot
3 into lot 1. The: Planning and Zoning Commission did not conlrnent on he recommendation. by the Project
Review committee that the remainder' of LA Ford's property be included as a portion of this plat.
one item addressed. in the 1985 Council minutes is the number of curb cuts allowed to the site. It stated
that only three would be allowed and the current site plan presented to staff shows a atal of five (2 on
Argueho, 1 on Yarrow and 2 on University Drive). Staff recommends that this total be reduced down to the
original 3 curb cuts as discussed in 1985.
Staff recommends that the developer bear the expense of :the median construction as part of the
.development. This will expedite. the: progress of the development and allow the current street/sidewalk
construction- budget to remain intact.
Staff recommends approval of the plat with the. conditions imposed by the Planning & Zoning Commission,
with the exception that the. remainder of L.A.Ford's property also be included. as a part of this replat.
