on a hill and has no drainage concerns.
FLOODPLAIN: The proposed 2.24 acre C-I tract is located in the
Lick Creek Watershed.
WATER: Provided to the .smaller tract through an 18" line along
Green's Praixe. Supply is adequate for this zoning district. No
supply currently provided to the larger tract. Developer is planning
to supply through a 12" line along Pebble Creek.
SEWER: None currently provided to either tract.

STAFF COMN~NTS:
Under the City's Zoning Ordinance C-1 zoning is not required for
either of the two facilities as proposed. Both facilities are
considered incidental uses to the overall development of the golf
course and could be built under the same A-O zoning as requixed
for the golf course.
The proposed clubhouse will have some retail activity and a
restaurant facility. Both uses are to support the golf course and are
not intended to be available to the general public. With C 1 zoning
the clubhouse facility. site could expand to provide general
commercial goods. and services beyond those necessary to support
just the golf course.
If the two tracts develop as proposed there would be no negative
impact on proposed surrounding land uses as long as all
developmental codes are observed.
The proposed C-1 along Greens Prairie does not meet the 400 food
minimum depth called for in the development policies.
Neither proposed C-1 tract is located at a major intersection as
called for in the development policies.
